Very cheerful welcome, lovely lady behind the bar who was coping with a lot of orders and kept a smile going. Longish wait for supper which we knew was likely but the wait was so worthwhile as the food was delicious. M had the lamb rump and it was cooked to perfection.
Very clean rooms and comfortable beds, some.road noise but manageable. All in all a great one night stop over with amazing staff.

The location was well situated near the motorway but not so close that noise pollution invaded the room and created difficulty sleeping or any other discomfort. Only a short walk to Basingstoke town centre for breakfast, lunch and dinner and also to have a look around the town and shopping centre. The room was larger than expected, very modern, nicely decorated and clean. The bar area on the ground floor was well decorated, clean, the staff were really nice and helpful and the whole hotel had a really nice atmosphere.

It is a beautiful venue to hold an event like a Wedding or Awards Ceremony. The grounds and staff amazing. The actual room we stayed in was a little dates but clean and functional and didn't spoil or time there.

We were welcomed by the team, and nothing was too much trouble. Staff were all friendly and helpful.
The room was spacious, beautifully tidy, and well equipped.
Very comfortable beds, great parking. Lovely circulat walk from the pub and our evening meal was amazing.
Continental breakfast included in the price, which was very filling and great value for money. I will recommend it to others in the future.

Having stayed in a large chain hotel in Newbury only the night before my stay. The words that come to mind is chalk and cheese. The staff at the Beach were excellent polite well trained and looked to enjoy their jobs. The polar opposite to the night before.
This is a gem and i will be returning in may.

We stayed at the Beach Arms in Oakley on the main A3400 road,
It isn't easy to find if you go the A303 route as we missed it completely coming from the other side of Salisbury, and ended up in Winchester first.
The best way is to take the M3 and then come off for Basingstoke, follow the signs for Newbury and the A3400 will appear on the signs. It is well hidden.
Stayed in one of the Innkeeper Lodges. Noisy if you stay at the front of the building, but we were right at the back, there is only 22 rooms, we had room 21. Backs onto fields.
The pub had special offer prices, like the Hungry horse franchise, and service was very quick, considering the covid 19 rules. Staff were very friendly and explained it all beforehand. Breakfast is payable and in the pub in the morning.
Oakley itself is very small, like all the villages in the area, it is sprawled out. We didn't cover the village, but I'm sure it must be as pretty as all the other villages around it.
Our hotspot was Winchester - Saturday, busy and bustling, A hotspot for the Covid 19, no wonder considering the way the cafes and restaurants were packing people in, side by side. We didn't dare go in.
Mask wearing there wasn't much to be seen. The Great Hall, what's left of the Winchester Castle is worth a look into our British history. £4 to get in, ideally book online to avoid queues, but the same price turning up at the door. Alot of money, for quite a little to do. Times online are to allow for 30 people in per hour. You will only get in on adhoc if it's not busy. Best to book online
The area of Oakley and villages are difficult to navigate without a satnav, I would avoid it in future for a short trip.

We booked this late in the day purely as a stop over en route to Cornwall. It was cheap because of the late booking and it more than served a purpose. Comfortable room, it was attached to a pub so the evening was sorted. All together I would recommend but book as late as you possibly can!

Keep your eyes peeled for the wonderful wildlife. On my way up the drive, there was a Green Woodpecker, standing in the verge, a Gold Finch flew in front of the car and landed on the fence next to me. and when I opened my curtains in the morning there was a hare running across the lawn! On my way back down the drive there were two, what I think were grouse right next to the road.
I had trouble with getting hot water in the sink, the water sprayed everywhere and never got warm.
I didn't have a shower because I couldn't be bothered to get dressed then ask for a bath mat also not sure if the water would be warm/not enough
Otherwise the heating eventually came On in the room but I was glad of the borrowed heater in the morning.

We only ate breakfast however it was exceptional.
Liked that there was a door between the hotel and the pub that you needed the key for, that felt like a nice extra level of security.
We unfortunately didn’t actually sleep at the hotel as we were in A&E all night (unrelated to the hotel) so can’t comment on the bed however it looked great.
Brilliant Hotel, Clean, helpful staff who cant do enough for you, fab food at really reasonable prices. Would highly recommend. Just going for my 3rrd stay as travel to Basingstoke for work, used to stay at Village hotel but got fed up of limited parking as the gym bunnies take all the spaces, found the Beach Arms by chance and have stayed there whenever in the area for work.
Was looking for a stopover on a drive back from Cornwall to Kent. Found this hotel just off the M3. Really good value in terms of the price. The room was spacious and clean including the bathroom and the beds were comfortable. The lady who checked us in was really friendly and welcoming. Plenty of parking. Would definitely book again.
We arrived late after difficult travelling conditions and a 90th birthday party. I had tried from 7pm to advise the hotel that we would be late. When I finally made contact they were very helpful and waited for us.
The room and bed were comfortable.
We didn’t have evening meal or breakfast.
The location and building has great potential but needs to be managed right
I fear that I could be passing this hotel and pub in a year and it will be boarded up

All of it. I have stayed in many chain hotels in the area (travelodge Premier inn to name a few). My stay at the beach exceeded all of these. I will be returning to this hotel when i am back working in the area.
