Really clear advance info from Alia on access to Roost Hill, buses etc. She was super-helpful & kind during the stay, with prompt replies to queries. Spotless room, with careful, creative attention to making it attractive, welcoming & comfortable. Shower room well designed in a compact space. Plenty of tea/coffee on the hospitality tray with extras available on a help yourself basis. Excellent value for money & the room is smarter than many that charge more! We were in Edinburgh for The Fringe & usually stay in the city centre but prices were so high this year we chose to stay a little further out & use the bus. Roost Hill was in a fantastic location for this - the no 33 bus is so close by it was as easy as being further into the city, & it runs 3x per hour, is reliable & tickets are only £2 a single for any distance, it seemed. The location was great for the city centre, & the hospitality & presentation of Roost Hill were excellent. We were able to leave bags safely when we arrived very early, & leave them securely at the end of our stay & return to collect them later so it was very convenient. Alia is doing a great job at Roost Hill - thank you!

Her husband Tom gave us great suggestions on where to go and eat. We wished we had more time to try everything on his list!

Chris and Sinead were incredible hosts and made us feel at home from check-in. The breakfast each morning was something we looked forward to each day. It was restaurant quality (wife asked for a recipe) and the soft background music (personal note here) was spot on. Our room was spacious and the bed was very comfortable. The property is located near a bus stop, so getting around isn’t an issue. Lastly, it’s a 2 minute (max) skip down to the beach. It’s one block away.

    Attention to detail and the quality and quantity of the equipment, furniture and fittings. Our host took care to ensure our stay went smoothly, and left some essentials in the kitchen for us. It was a warm, quiet and comfortable nest for our stay. The flat is closer to the city centre than it looks, but with the help of a good map, we quickly found the Old Town is easily reached through Holyrood, and Princes Street via Regent Road -both routes have cheap, frequent bus services.

    This was undeniably the perfect stay. Firstly, beautiful and charming house in a nice residential area not far from Edinburgh city centre (only a 15 minute bus ride or a 40 minute walk), super clean and quiet room, very comfy bed and modern bathroom with all the necessities. Secondly, breakfast was delicious, freshly cooked every morning by the owner. Last but not least, Kingsley Guest house is run by a very friendly family who made me feel at home as soon as I stepped inside. Highly recommended.

    Room is very spacious, clean and with all facilities needed, very spacious bathroom, great location at University campus, charming neighborhood; very near city center (Royal Mile - wide variety of buses from Commonwealth Pool bus stop 2min from the hotel or Newington bus stop 5 min walk, hotel is really very well connected!) and in the same time in quiet place (very close to Holyrood park), it is really unique scenery we enjoyed it very much ! Staff very friendly, helpful and professional!

    Perfectly located and within easy reach for the city centre. Bus stop opposite the house. Room very clean and comfortable, small en-suite bathroom. Cath is a charming host, always there to help. We got to know her guesthouse in 2019 already and so missed the cooked breakfast this year. Nevertheless she offered fresh fruit and cereals in the morning which we also liked. When we are in Edinburgh, we'll choose Alba House again.

    The guest house is in perfect quiet location, which is few minutes walk from city centre and Holyrood park. There is also a bus station nearby, which takes you to the city center instantly. The room was very cozy and clean and Richard was very kind host. Also the breakfasts, for which you could choose from various options, were delicious! In overal very pleasant experience and would definetely recommend.

    Lovely Guest House in great location very close to the train station and even closer to the coach station and very close to many pubs, bars, clubs and everything that was happening in the city centre which was exactly what I wanted as I was in town for the Edinburgh fringe festival. Room very clean, tidy and spacious I was very happy with my room. Murray was a great host more than happy to help and assist with directions to places and events etc. Lovely breakfast too.
