Large room with fridge freezer, crockery and cutlery. Comfortable bed. Excellent aircon; 36° outside but my room was cool. Bathroom small but fine, toiletries provided. Plenty of towels. A communal balcony overlooking the street a shady place to sit. There's a shop in reception selling a good variety of basics, and free water provided 24/7 Vanny and his family friendly and helpful. Good position near Russian Market, easy to get around.

Best value, best private room in all of phnom penh. My room had a little window with a mosquito net. The fan was fully sufficient. The hosts were charming and helpful and the facilities were splendid. There was no stuffy smell or anything like that at all. It's just not the hilton, you know, it's absolute solid gold quality for the price. Easy to meet fellow travellers. Good area. Easy to get a grab tuktuk in and out. All I will say is that the bathrooms are not luxurious. They were clean. They were totally functional. They did not smell. But they were not what one might expect from a 5 star hotel. But its not a 5 star hotel; they were 100% fine. No complaints! Also they sell a very cheap cold beer. Very cheap. Down the road is a place that does a 3$ buffet lunch/brunch and a bit further a place where they do any one course with unlimited rice and tea for 2$. Quality place. I recommend.

It was really nice. Nice place. Amazing owner, who stayed behind me and trusted me when I had some troubles with tuktuk driver. You feel like at home. They have also a small shop and it is so convenient. After all great. But I think next, because of hot weather, it is worthy to pay a bit more for aircon.

Usually I don't write 10 stars reviews, but some of the google reviews were so evil! I had to counter that... All the things they complained about are clearly stated. So let's see why this is a great place: 1) very welcoming hosts: they gave me a better room without any charge. Also they gave me free fruits, helped me with my sore throat and there's always free drinking water. 2) the price is very low. You just pay less than in a dorm in a good hostel or a little more if you want AC (i didn't need AC). 3) the location is really nice. A lot of expats seem to live here, so there's a lot of western food. Still you have the Russian market and cheaper eating places around. They run a little store downstairs. So you'll have what you need. 4) they help you with every question you might have 5) they are just great warm people. Always nice and smiling although they work so hard.
