Very convenient for town centre really comfortable beds and great cooked breakfast. Staff very pleasant and helpful and a vibrant place to meet up with friends for a meal and a drink of locally brewed beer

Close to King’s College Hospital. Close to Denmark Hill Railway Station. Easy public transport access, both buses, trains with access to tube. Very clean and very quiet. Easy to get into central London.

Up three flights of stairs so not good for people with walking difficulties or very young children. However we were offered help with taking our bags up to our room. Bed a bit hard. Need to physically book in between 3pm and 7pm, which was not the case when we have stayed there in the past when we were given a key code to access the building and key to the room.

Family room was good for space with a dog. Surrounding lawns to walk dog were good. Room comfortably warm with controllable radiator.

Bed and pillows not great (mattress uncomfy). Shower was over/in the bath, which was narrow and the bathroom was quite old and shabby but overall clean and the shower head powerful.

Super late check in, but still 1000 check out?? Nothing provided other than the house and furniture- not even hand soap in the bathroom! Nauseating smell in bunk room couldn’t shift it even after opening the window for 12 hours. Bed downstairs beautifully made but collapsing mattress. Double bed upstairs was the worst made bed I have ever experienced (and my children do a pretty bad job!)- sheet skewed and barely on the mattress. Whole bed looked lumpy which I discovered was because the duvet was a single in a double cover. No appropriate sized duvet provided for this bed. After payment was made, the booking process was excruciating- the most laborious I have ever had for any property on Booking.com. I presumed this property was cheap because it is not in a convenient or nice location (lots of rubbish on the streets and paths; long distance to town and shops; permit parking 0800-1800), but the house reeks of neglect (and something else that couldn’t be aired out or covered up by the deodorant sticks left around the house). Could not recommend.

Overall look, kitchen.

Small bathrooms, not so obvious entrance doors (you can miss the right entrance to the building), clean level but we get extra cleaning after noticing the issue to the manager.
