Breakfast good, location good, but room very dark. Needed a light central in the room. The shower was accessed by climbing into the bath and not easy to climb into at age 77. Also it was very slippery standing in the bath. The staff ignored our request for a non slip bath mat despite asking them 3 times. Shower leaked over the bathroom floor despite our best efforts to stop it.
It would have been good to be told beforehand the vaporetti stop from the airport and the nearest other stop. This would have avoided lugging cases for over an hour to find the hotel.

Venice is exciting, brimming with culture, and like no other cities, the prices are in general reasonable, and people are friendly and helpful.
However, in order to have a good stay, you have to take the following into account:
The city was crowded already in April. I would not go in the summer, and avoid the weekends for a shorter stay.
It can be colder and more windy than you think. Bring some warm wind- and waterproof clothing,
Be prepared to walk a lot, otherwise it is difficult to see the things you want to. We typically walked about 7 km a day. Even if there are some signs of directions, Venice is labyrinthine. I used google maps, a high resolution paper map and sometimes a compass, and even got lost a few times. However, it also meant we found a place with wonderful italian ice we returned to several times.

I had a short walk from rail station to the hotel but had a heavy suitcase. Difficult walk due to my heavy suitcase and number of staired bridges and lack if google maps on my cell phone, I Highly recommend this for getting around although even locals I asked had trouble finding good directions, Weather was raining. Once I found hotel realized I should have taken a water taxi as it would have gotten me within 100 ft of the hotel.

This was our first time to Venice (and Italy for that matter!). Jennifer was so helpful; she answered all of our questions and gave us some good tips of places to visit (e.g., Murano Island). The location of the hotel is very nice as it is off the main touristy area yet still on the water with amazing views. Jennifer and Claudio were so sweet as they let us drop our bags off before check-in and they took them up to our room! A very nice treat for weary travelers. :)
All in all, a wonderful place to stay in Venice!
There was a lot of space! By far the most spacious stay we had in our travels to Italy. There was everything you could need available for your use. Full kitchen, blow dryer, washing machine, and a small balcony to take in the sights and sounds of Venice. There was fresh fruit, snacks and drinks available as a welcome gift. The host was extremely helpful and promptly responded to questions. The bed was on the smaller and more firm side, but we both slept well overall.
Fantastic location. Flat, two-three minute walk from the Giglio ferry stop. Lift in hotel for luggage to our room. Breakfast was one of the better ones we have had on our extended Italy trip. Many amenities in room and snack upon arrival.
We asked for a fan for the room which we received. First night to see sleep through the night on our trip. The piazza that hotel property opened onto has a restaurant, amazing church façade and cool glass shop.
one of the best hotels we have ever stayed at. Staff were exceptional - so kind and friendly. the location was excellent, quiet, but walking distance to all main attractions. room was beautiful, really nicely decorated with all facilities you could want plus the best shower ever! breakfast was amazing. I would recommend this hotel to everyone staying in Venice, especially as it was a fraction of the price of other 5 star hotels nearby.
we are a mixed couple, me Italian/Moroccan girl and he's English/Pakistani and his dream has always been to see Venice, what can I say we spent the best Valentine's Day, everything was perfect from the hotel a stone's throw from the train station and the boat stop , everything perfect from the room to the hotel service! thank you for giving my boyfriend a great impression of Italy!!!
Excellent location close to San Marco and water taxi, in a quiet courtyard but close to shops. restaurants. The hotel manager Asana was excellent. He reached out even before we arrived in Italy, to provide info and offer services such as transportation and dinner and tour bookings. He gave us personalized attention, and made us feel at home. We would definitely go back.
Very nice and quiet location. Ideal for exploring Venice and jumping into the life of a local. A true Venetian neighbourhood.
The owners are lucky to have such a host like Fabio in the Locanda. He makes your stay feel like home. Open for any questions and giving advice. Because of him and the personal touch this was one of the best hotel/b&b experiences in Italy for us.
Very professional and helpful staff, who gave us all the information we needed at check-in. The room was private with a very comfortable bed - we had the best sleep we’ve had in Italy! The hotel is located in a quiet area, close to all of the attractions, but charming and not full of tourists. Breakfast buffet was also well stocked and had many delicious options.
Beautiful property and an even more amazing host. Claudia welcomed us to Italy and Venice in style. She is there for anything you might need. Welcomed us in person and gave us a bottle of champagne to watch the gondolas go by front stage from her open deck. The location couldn’t have been more convenient. Very cozy and cold AC! We will definitely return.
The staff was wonderful. So helpful to this lady traveling alone, who had never been to Italy before. They were terrific. The location in Venice was ideal. The room was a little small to move around in, but had everything I could want and was very clean.
The Location is amazing, right next to the Academia station and bridge, the hotel has so much history and we enjoyed exploring the top floor. The feeling was very luxurious and the staff was very helpful. We got the biggest Spritz in all of Italy there!
Hotel room was fairly spacious with a modern look. Air conditioning worked beautifully, there was an elevator and bed was comfortable, all of which are not things I could say for other places we stayed in Italy. 5/5 would stay here again!
We loved the ease of getting into the room, the breakfast was great. It was in a mellow neighborhood for Venice with plenty of great restaurants in the hood. Gianluca was THE BEST host we have had on our 5-week tour of Italy.
The room is very sweet and cute, and I like it very much. The host is so kind to tell me all the apparatus of the room and give me a map for take a round at Venice. It is the best room that I stay in Italy.
Location was perfect as travelled to Venice by train from further north in Italy and was able to get to hotel within a couple of minutes walk.
Bed was very comfortable .
Staff were outstandingly helpful.
Very close to train station. Good location to start for journey to most of Venice. Really close to all the nice bars and restaurants. Best air-con we’ve had in Italy which was needed as it was high 30s
The cost was comparable to other properties in Venice, but much higher than anywhere else in Italy. The breakfast was outstanding and with Easter Sunday there were a lot of special pastries and cakes.
The room was nice, the location was fantastic and the breakfast was awesome. The coffee taste just the way I won't it and it's the best of all hotel I stayed in Italy.
