Breakfast included, no where does it state that it was a continental breakfast only on booking.com which was very minimal. The customer service very poor and not engaging. The laundry carts (dirty laundry carts) opposite the the reception entry door not just in the trollies but also laying on the ground, not a good look, previous person in the room prior to my stay had left their clothes in the closet and not removed by house keeping, tea and coffee making facilities in the room but no milk in room.

Great friendly staff that go out of their way to make your stay comfortable. Breakfast was great in the dining room, simple but fresh and great variety of cereals and breads. Fresh juice and coffee/tea 😀
They also have dinner at night, even though I didn’t try, it smelt amazing.

Cotswold Gardens was nicely tucked away but close enough to town. The staff were very friendly & accomodating.
We thoroughly enjoyed our meal in their very quaint English style restaurant, it set a lovely atmosphere.
Our room was spacious & extremely clean & comfortable, especially the bed. It made for a good night sleep ready for travelling the next day. The under cover awning for the car was a blessing as it was raining being ground floor accomodation. Made unpacking & packing the car a breeze. The little Norco milk bottles supplied, so much better than those UHT milks.

The manager is a very nice guy and is keen to make your stay as good as it can be. This is a small country Motel and is great for an overnight stay when travelling or a few days when visiting the New England area. Your car is under cover and the room arrangement suits both summer and winter in the area.

Armidale is a nice little town to drive around and has plenty of dining options. We particularly enjoyed our meal at the Whitebull Hotel - my 2 teenagers and I all thought our meals were some of the best we've ever had.
It's easy to navigate around the town whether driving or walking. There is an information centre in town with lots of pamphlets, maps and relevant info, as well as the place to book and start a historic tour of the town.
We visited to use Armidale as a base for visiting the many National Parks and reserves in the general area. There is so much beauty within a short or moderate drive. Ebor Falls is stunning and a super short walk. New England NP around the Point Lookout area is so beautiful with its Gondwana forest. Cathedral Rock NP is a contrast to this with giant granite boulders and lots of orchids and other flowers at the right time of year. South of Armidale is Apsley Gorge and falls, and Dangar Falls - both had minimal water coming over the falls when we visited, but were still so picturesque and would be amazing to see after a decent rainfall.

We only stayed for one night, on our way home to Queensland. We did not have a booking, but it was pet friendly. We googled the restaurants and hotels that were pet friendly, we found the Grand Hotel that catered to pet owners, it was was a lovely hotel, met a few "locals" made us feel at home, the meal was top notch, and our dog was very welcome. If we had more time, we would have loved to to stay in Armidale for few more days. It's a very interesting place to see and do things, we will definitely go back again .

Very close to shops, pubs and restaurants. Everything in walking distance. Bowling club next door and Ex Serviceman's club a block away if you want to visit a club. Supermarket across the road. Armidale is a pretty town.

Well laid out town with great options for restaurants, plenty of beautiful buildings and churches to look at. See Saw was a great breakfast coffee shop to fuel up for a big adventurous day.
The city mall center has great potential but the vibe has been affected by economic troubles.
Great location, really pleasant and clean rooms, but the things that make is this such a good place to stay are the staff, staff her name is Aizel are incredibly helpful and generous.
Upan arrival we were made to feel very welcome and relaxed.
Nice spa and they have best shower.
I'm very impressed with the reception, hardly see a motel/hotel with real plants for decorations.
This is a very reasonably priced hotel in a good location. Its not flash but it is comfortable and consistent. Staff are friendly and helpful. The most positive thing I can say is that this is the hotel I always go for when I stay in Armidale. I'd say I have stayed there every other year for a decade. I will stay there again next time I'm in town.
Such a charming little retro motel. Close to downtown Armidale so we could walk to restaurants. The neighborhood was quite pleasant for strolling with beautiful historic homes. The staff was really lovely - helpful, informative, and friendly. The rooms are a good size and comfortable. There is an adorable little swimming pool.
Loved the art deco styling throughout the hotel and restaurant. Located in the centre of Armidale you can walk everywhere. Room was very clean and had all that I needed. The food in the restaurant was great for dinner and the continental breakfast was a bonus.
Reception/Manager welcoming and helped take our luggage to our room! The motel is located on the northern side of Armidale at the first roundabout on the way south from Glen Innes. Older motel, but good sized rooms that were extremely clean and welcoming.
I asked booking.com to change the date X1 day.. the hotel was not busy and they would not swap it.. so that was rude and annoying.
They advertised I could swap dates and then in reality they didn’t do that so I will NEVER book through booking.com again.
The facility was very clean and beautiful. Staff are friendly. Breakfast was great. Loved feeding the deer. The motel is definitely best for value compared to the other hotels in Armidale. Love the convenience of parking right at the motel room aswell.
It was such a pretty and trendy place. Not at all what I expected for Armidale and I loved it. I wish there were more places like it near Sydney (where I live) because it was such a cool place. I will definitely be recommending it to friends.
Good arterial road access to motel on approach to Armidale from the New England Highway. Good elevation and benefits form afternoon breeze. Complimentary light breakfast was appreciated, served in dining room/restaurant.
The hotel was very comfortable and the room was well maintained. Peter was extremely hospitable and courteous. The location is great and in walking distance from the city center. Definitely great value for money.
