The environment is very welcoming , warm and homey. Home hooked breakfast every morning. The rooms are big, well furnished, comfortable beds and toiletries available. The common space is great place where guests get together to chat, watch TV in front of a cozy fireplace. The outdoor area is huge with plenty of patio furniture hammocks and fire pits. About a 20 minute walk into town. I love this place and will stay again at my next visit.

The Sea Breeze Inn is close enough to downtown Newport's shops and eats to get there conveniently, and yet it is far enough away from all that traffic and congestion so you can relax and enjoy some solitude. We also liked the fact that the windows in our room actually worked as windows are supposed to, letting in those great ocean breezes, and letting us breathe fresh air. We also liked the cooked to order breakfasts each morning.

Just the perfect place. Extremely clean, comfy bed, windows that open, ocean view. You can walk to the start of the Cliff walk and several restaurants are close by.

The location of this home was super convenient to everything Newport has to offer. Our room was spacious and quiet and the host was accommodating and informative. The home cooked breakfast was superb!
