Everything was nice. The room are beautiful. Nice terrace and garden to enjoy the sea view. Great location to do some wadis (tiwi or shab) or Bimmah sinkhole. They are close and you can enjoy the wadi in the morning before the tourists.

The place only has 6 rooms, so it is quiet. The owner was very helpful and friendly, also the staff was extremely kind. The deluxe room next to the pool was nice and spacious. The room located in the middle of the terrace was small and it did not have a fridge. The villa has a small private beach (steep stairs!). It also has a pool, but it was not heated, in December it was refreshing. It is located very close to the Wadi Shab starting point, you can even walk there. It is far from Tiwi center and restaurants, you need to go there by car. We paid extra for breakfast, which was very rich and tasty (eggs, toasts, sausage, beans, toasts, fruits, tea, juice), the price was 2.5 OMR/person. The view from the terrace to the sea was amazing. Overall we liked the place. But we had better value/price accomodations during our journey in Oman.
