The keys were located in a code-protected safe located right by the entrance. Extremely convenient to ensure one doesn't lose them.
The apartment is immaculate, featuring all the appliances one can possibly wish for, and more (including a hair iron as well as an electric curling brush, and a hands-free vacuum cleaner). Everything is brand new. There is lots and lots of storage space in the kitchen are, in the bedroom as well as in the bathroom. The bed linen is crispy clean and so are the multitude of towels (face towels, medium-sized towels, shower towels...). The large double bed is extremely comfortable.
Lastly, the views... To wake up, have a nice coffee prepared with the Nesspresso machine whilst watching the sun come up above the horizon. What a treat!

The sea seems right outside the coast-facing rooms and the view from the table and chairs on the balcony is wonderful: morning sunshine and a long view of the bay. Note there is a road with traffic between the sea and the hotel, busy at peak times but also a bus route which is helpful.
Breakfast was excellent and included in our room rate: buffet with lots of options and all very fresh and good.
There is a private beach and bar belonging to the hotel but not in sight of it - 5 mins walk along the coast away from Menton.

Room and breakfast were very satisfactory.
The welcome for our little furry dog was outstanding, what a nice little extra :-)!!
This was completely false advertisement. The toilet had been removed completely from the bathroom and and there was no water, no shower inside the boat, dirty bed linen, no TV, no WIFI as were advertised. The hosts were unresponsive to our pleas for help with the public shower code.
They left no bottled water. No coffee.Just a coffee pot. The bed was too short for my husband who is 5'10. The $85 cleaning fee led us to imagine a vessel of greater size than this very small boat.
This was an extremely bad experience.
