I booked it for my mum and partner as they wanted to visit Queensferry. They thought the hotel was excellent friendly staff and nice large room. I would definitely recommend. The hotel itself also were very helpful with the booking and making sure everything was all okay.

We were recommended to attend fir breakfast before 9am as it was expected to be busy with a group staying at the hotel, however when we arrived at 8.30am, the hot food buffet was not ready and we were told it would not be ready till after 9am. The staff offered us omelettes in the meantime along with the continental buffet.

Stunning Building, grounds and location. Staff were incredibly friendly and approachable. Room was stunning and very comfortable. Food was very good and breakfast was probably the best I’ve ever had. Only negatives I have is air con in room didn’t match up with instructions in room information booklet so couldn’t really use it and therefore even with provided fan on room was warm. Also guy on reception desk at night when I had a question was quite rude and unapproachable. Other than these 2 minor things , this was quite simply one of the best hotels I’ve bet stayed in.

The Caravan Holiday Home was exceptional, very clean spacious and very comfortable.
The full size bath is a great addition and a welcome luxury at the end of a busy day out and about.
As for the site itself, very well kept, site team out everyday grass cutting and weeding
Shower block and facilities very good and clean.
Great value last minute booking in a great location. Wish I had known about Linwater earlier as I have been travelling each month to look after my wife's mother in Edinburgh who has been ill. Booked for next weekend now.
The Avon House was marvellous. We are a family of 6 and the space was just what we needed. Travelled all around Scotland from the location and the house exceeded our expectations by how comfortable it was :)
