Exceptional breakfast, including delicious healthy smoothie and wonderful blueberry pancakes. My room was spacious and welcoming, including a laughing ceramic hippo! Great location in the centre of the old town with lovely places to eat - mm oysters - and great independent, vintage and antique shops for those hard to find Christmas gifts. The hosts are very friendly and made me feel very comfortable.

Great stay. The house was as described. The garden is very large and wonderful. The breakfast was very good. Paul and Stephen are great hosts and full of advices.

Number 46 is just a 2-minute walk from the beach and the centre of town and just a 5-minute stroll to the old town of Hastings.

This beautiful Victorian villa has sea views. It is now a 5-star boutique guest house with free Wi-Fi and luxury rooms with digital TV, DVD players and toiletries.

The individually designed rooms are large and light, with luxury beds, mini-fridges and tea/coffee. The modern en suite bathrooms have powerful showers, luxury toiletries and bathrobes.

Vincent was so hospitable! His breakfasts were delicious and our room was perfect! He was very helpful in helping to plan our days and dinner recommendations. Would highly recommend this great B&B!!

With 5 stars and a Gold Award, this seaside boutique B&B is metres from the sea and has fantastic views. It combines Victorian character and elegant, modern design.

All of the stylish rooms are individually designed and each has free WiFi and a large flat-screen TV with Freeview digital channels. Bathrooms have an American-style power shower, bathrobes and luxurious toiletries.

Loved every second! Room was super clean andhad everything we needed. We loved the mini bar, came in handy. The view was spectacular, I'm glad we upgraded as it was well worth it. The hosts were super friendly, but not overbearing which I have sometimes found when it comes to Bnbs! Could have stayed an extra day, will definitely be coming back. Breakfast was yummy and great service. Loved that the hosts had their puppys sometimes in the lobby area, made the bnb feel even warmer and comfortable!

    We had a warm and friendly welcome from host, Susie, and great service from all the staff. The Old Rectory is an interesting property with character, as well as modern design elements and facilities, all with a comfortable, relaxed atmosphere, and tasty, freshly cooked breakfast! There is also a lovely garden. The Old Rectory is In a pleasant and quiet location, and is a short walk from the Old Town shops and restaurants.

    A stunning boutique hotel, with excellent attention to detail. We stayed in the Yellow Room, which was lovely, spacious and with a great view. The location, in a quiet lane in the middle of the old town, is perfect.
