My comments here focus on the room only as I had no time to look around the site or to visit the restaurant. The site was easy to locate and situated very close to Highway 12. The room was of generous size

Excellent service, location and staff. We were welcomed extremely kindly and helpful. Very nice room, large and very clean. Location super central and convenient to all points of interest. But the highest score is certainly due to the helpfulness and competence of the staff (especially the receptionist!) who helped us a lot, even translating and writing for us a note containing all the allergies - note that is still "saving our lives" in other cities in Thailand (thank you!).

I came with a dog and I was sorted out well with a room on the first floor. The room was spacious and had comfy chairs and a comfy bed. The staff were pleasant. Did not partake in breakfast so can't comment on that but it was included in the price.

For the price, this is a good option. Its located near to the night street market, which we liked, but the town itself does not have a lot to offer in terms of eating and attractions. The historical area is 12km away, 20 mins in a tuktuk 150 baht..... so if you choose here, plan to spend most of your day in the historical part and eat around there too.
We noted some of the rooms said cleanliness was not up to standard but our room was fine. There was discolouration on the tiles and wear and tear in the bathroom which may give the impression of looking unclean, but it was ok.
The staff are pleasant and helpful, they found us a lovely tuktuk lady who we used to get us around.
If you hire a bike, choose the bike hire on the corner before you enter the historical park, its 30baht. Inside the park they are 4 x the price

This guesthouse is a lovely place with a view of the river. The food was good and hosts very friendly and accommodating. The bungalows are comfy and have everything you need. The main road is close by which makes it easy to walk to town. The hosts really make this place special. There are also cats here that you can pat.

Very welcoming- we arrived late & the restaurant reopened to accommodate us. Staff very helpful. Room pleasant and clean. A 20 minute “Grab” ride away from Sukhothai temples.
