Perfectly positioned on the Esplanade right across the road to Cowes foreshore beach. Amazing views of Western Port Bay, French Island and Cowes jetty. Located on the third floor (North facing) this immaculately presented 3 Bedroom, two bathroom apartment has an expansive open living space featuring kitchen, lounge & dining, opening out onto a generous size balcony with outdoor dining & BBQ. Includes two end to end secure underground car parks that can only be accessed with guest code. Access to the single level apartment is via a secure lift. The apartment has been very tastefully furnished with all new comfortable furniture and quality fittings throughout. Featuring a 65 inch wall mounted flat screen TV with DVD player, ample seating for up to eight people for both lounge and dining. Split system air conditioning providing ample heating and cooling along with electric wall heaters in all three bedrooms. Ceiling fans in bedroom 1 & 2. Portable pedestal fan in bedroom 3. Extra large modern kitchen with electric stove & oven, dishwasher, large fridge & freezer, microwave, coffee machine, toaster & kettle. Good quality crockery, cutlery, pots, pans and glassware. There are two bathrooms: One family bathroom and the other an ensuite off the master bedroom. Both have showers. Large laundry with sink & washing machine. Iron & Ironing board. Porta cot & high available at no extra cost. LINEN: * Full linen is provided including bath towels. * Hand towels and face washers are provided for all bathrooms. * Doonas, blankets and pillows are provided. * Linen for porta-cot is not supplied. * Tea Towels are provided. * Beach Towels are not provided. ---- The apartment bedding configuration is as follows: Master Bedroom: 1 Queen Size Bed. With ensuite bathroom (Ceiling fan & wall heater). Second Bedroom: 1 Queen Size bed. (Ceiling fan & wall heater). Third Bedroom: 2 Bunk Beds (4 single beds in total). If your intention is to cause nuisance and create excessive noise which causes disruption we would kindly ask that you please find another property. PLEASE NOTE: There is a strict NO PARTY policy. The house is located in a residential area and noise and public disturbances will not be tolerated. Guests will be asked to leave the premises without notice should noise or nuisance complaints be received or if the number of guests exceeds the number confirmed at time of booking. Between 10.30pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 10.30pm - 8am. At any time there is to be NO LOUD: (a) Aggressive behaviour (b) Yelling, screaming and arguing (c) Cheering, clapping and singing. SORRY NO SCHOOLIES PERMITTED UNDER ANY CIRCUMSTANCES Upon submitting your booking, you confirm that you comply with our standard Terms and Conditions stated above.

Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond. Between 10.30pm and 8am noise levels must not disturb neighbours. Vehicles are to be parked ONLY in the designated basement car park(s) of the unit you are occupying. Vehicles are NOT to be parked in other car parks under any circumstances or risk being towed away. Only cars are permitted to be stored or left in car parks. Any items stored on car parks other than motor vehicles will be removed and discarded. CCTV: CCTV is in operation in the common areas throughout the building. C-Scape Management reserves the right to inspect the property at any time of the day or night if made aware of inappropriate, antisocial behaviour or a breach of these conditions. STRICTLY NO SMOKING INSIDE. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond. Management reserves the right to inspect the property at any time of day.
