For what we wanted, this was a perfect choice. The only negatives are nothing whatsoever to do with the guest-house itself, but be aware of them when booking to make sure it's your perfect choice too. 1) The price you pay for this amazing location is no outside space, and there's currently building work going on outside (but it's not intrusive). 2) You'll hear the metro which runs underneath, but again, you're in the middle of the city. 3) If you want a place with staff on hand during the day, or a big breakfast spread as you could expect at a bigger hotel, then Azoyan might not work for you, so with only three rooms available, let someone else enjoy them!

There are only three rooms here, but they're huge and beautifully and comfortably furnished. The location is unbeatable, right in the centre, making this great value for money too. The reception desk isn't manned in the circs, but host Lusine responded quickly to WhatsApp messages, before and during our stay. With keys to our rooms and the front door we could come or go exactly as we pleased, and it always felt like coming home. We were especially grateful that a room had been got ready for us when we arrived at 10am off the Tbilisi overnight train. And to Lusine for baking us breakfast pastries for when we left for the airport very early morning. There are snacks in the kitchen at all times, plus free fruit, tea and coffee, and a water dispenser. These nice little touches sum Azoyan up.

Really beautiful room and great location. I needed a break from traveling hostel to hostel & it was perfect. The breakfast was good and the staff really nice. I had some trouble and arrived later than excepted and Lusine waited for me & was very comprehensive !

Excellent location near Republic Square, great breakfast, tea and coffe available all the time. Rooms were bigger than seemed from pictures. Host was helpful, offers us trips and good restaurant recommendations.

Location: The guesthouse is at the turn of corner from the Main Street, and within 1-3mins walk from Vernissage (outdoor shopping market) and Republic Square. It felt safe even coming back near midnight. Room: The bedroom is spacious with high ceiling. It’s tastefully decorated and I felt like I was staying in a French chateau room. Host: Lusine is a lovely host who was very welcoming. On the last day of my stay, as my flight was at night, she gave me the key to the front door after check-out and told me to freely use the kitchen during the day. Nara, who prepared breakfast and cleaned my room daily was very friendly, despite not speaking much English.

The owner, Lusine, has welcomed me before the arrival by informing in advance the access codes and arranging at the last minute (after landing in Yerevan) a great taxi service to the guest house. The room was larger and better furnished than expected. The breakfast copious was served by friendly Nara. The location is great, just minutes on foot away from the very central Republic Square

Everting was great.

The place was amazing and very clean. There were everything you need, all necessary facilities you need. The bed is extremely comfortable, bed linen is fresh. The host Lusine is very nice, friendly and polite. Nara is hospitable nice lady. The breakfast was good, also there were nice snacks, fruits.

People should be aware that it is in the city center and you definitelly do not want to drive there during a day - it is a madhouse, like Bangkok or so. Parking the car on the street is possible only after 7PM basically, when the cars are gone.

Location is great, host was great, free Armenian snickers, free water available, very nice room, would defintelly come back again.

Beyond words how friendly and nice the host is. You can contact anytime and she replies within minutes. She even helped us to book a bus from Tiblisi to Yerevan. Can only recommend this place. And the room was the biggest we have ever stayed in!
