Hosts are great! They took really good care of me. They were in Bulgaria before, so I could even speak in my own language. Home-made personal breakfast and coffee + few apples after a long day were the perfect touch to make my stay just great. The house is nice, spacious and clean.

It may be difficult to some people to climb and to carry luggage to the upper floor by a narrow spiral staircase. Consider it when choosing a room.

Note for picky sleepers: the bed was quite soft/a bit busted in my room, but wasn't a problem for me.

An exceptional stay option with only a small drive distance to almost all attractions in Yerevan. Nearest metro is hardly 10 mins walk. Suoer tasty home made breakfast served by Lara. Neat and Clean rooms and bathroom.

Privacy was an issue as the curtains were transparent.

Lara is a sweet friendly lady. She served nice home made breakfast also. The location is very good and the room clean, with a balcony. We got room in 2nd floor. If you have lots of luggage, better ask for first floor as the spiral staircase from first floor to second is narrow and it won't be easy to carry big luggage.

Uniquely authentic local hotel with a kind-hearted charismatic caretaker. Very clean + superb location. Exceptional fully hand-made breakfast. If you want an ordinary hotel - you can pass by. If you prefer a place you won't find anywhere else in the world apart from Yerevan - this one's for you.

The warm-hearted hostess was exceptionally helpful and polite. The tasty breakfast served daily and the broad beds. Silent surroundings outside, the antique-like and rich furniture and design of the whole building. You are welcomed in a 4-storey building, that has a unique feel to it. This house deserves the best guests, and so does the hostess.

Larissa (the owner) is charming lady, who cares about your wellbeing. You are part of a family of guests here. The location is great in the center and appartment is comfortable. I recommend you if you like to talk with others and prefer to stay in the center. The jacussi in the bathroom was a surprise!

Nothing to complain about, I will choose here to live if I visit Yerevan again in the future.

First of all, the location is so convenient where nearly all the attractions are nearby, you can just visit them on foot. In other comments, the guests have already provided the correct address and it is not that hard to find this building, so no worries. All the facilities are functional, the room is clean, and the breakfast is family style, the hostess was very hospitable. Personally, I have a pleasant experience here.

Hard to find.

Beautiful apartment, the room was lovely, we enjoyed spending time on the balcony. We thought it was a hotel but it isn't. Lara the host is very warm and helpful. Would recommend! It is hard to find, go down the road to the left of the government building and it is on your right.
