The bathroom was advertised as "private", which was indeed technically true - I mean I did have my own exclusive bathroom that I had the key for and which no one else could access. What it did not state however was that the bathroom was not ensuite within my room (which I'm sure is what guests will generally assume whenever a bathroom is advertised as "private"). Instead it was downstairs and I even had to go outside to access it. This was not so convenient when needing to use the bathroom in the middle of the night, nor when showering, as I had to thereafter get dressed before returning to my room. While I personally would not have considered this a deal-breaker (especially due to the very reasonable price of the accommodation), I nonetheless feel that it should have been mentioned and that guests be made aware of it before booking. The shower setup in the bathroom was terrible. There was a curtain that closed around the shower. However it had a foot gap above the ground and as soon as you turned the shower on the water would immediately go all over the entire floor of the bathroom (rendering the supplied bath-rugs absolutely useless), which had inadequate drainage and would therefore remain covered with water for the next 24 hours or so. There were two portable air-con units provided in the room. However one had an American-style plug on it, which I could not therefore plug in to use (as I only had UK-Australia plug adapters with me), also all the controls on it were only labelled in Chinese letters. The other one I was able to use, however it barely cooled the room at all, even at the maximum setting. There were no rubbish bins in the room nor even in the kitchen downstairs.

Very reasonable price - I paid just £410 for 10 days. The self check-in process was pretty smooth. There was a handy kitchen downstairs for guests to use, with microwave, cooker, crockery, cutlery and plenty of space to store food, as well as a big table for guests to eat at (just a pity it had no rubbish bin though). Facilities for guests to wash and dry clothes (for a small reasonable charge) were provided downstairs. The location, as well as having tram services just minutes away, is also handy for Windsor railway station (which allows access to Central Melbourne by train in just over 10 minutes) and also has many shops, bars and restaurants just around the corner. A fridge was provided in the room (with small freezer compartment), as well as a desk and chair. The bed was comfortable.

While there have been huge improvements going, the cleaness of some equipment in the room could be improved perhaps. The heater was covered by the thick dust which I had to clean myself, a code of hair-dryer was left tangled instead of tied up, and used soap a previous occupant may have left was hanging on the top of the shower door - these didn't leave a good impression when first walked in.. The street side can be noisy - early morning rubbish collector's lorry and some random people shouting, so have some ear plugs ready. The balcony's table/chairs are pretty worn/washed out - which was a bit of disappointment.

Easy access to public transport: train station nearby and a few different tram lines to CBD, supermarkets/Prahran market are within walk distance, good cafes, cool bars nearby. Relatively safe apart from quite a few homeless people on the streets randomly yelling. And the private fridge in the room is quite useful, too. Tim, a business owner, is quite friendly and helpful, and has been trying to improve the facilities and always asking and trying to make sure everything is OK for everyone - that made my stay pretty comfortable, thank you. If I have a chance, I'd still be happy to go back.

As I mentioned in 'what i liked'.

I think I chose this property under a mistaken impression. It is more a hostel type of property (and for that, it is a great bargain with superb location). Even though I had a private room and bathroom (with bathroom located separately beside the room). However, I was looking for something better / different - perhaps my mistake. To describe the property correctly and meet expectation fairly, the owner must add in the title - hotel / hostel - to describe it correctly. The owner / Manager was very friendly and helpful. Appreciate his help in getting parking for my stay. Great location, just off Chapel street. All the vibes, entertainment and shopping right outside. Plus plenty of trams. My very good rating is considering it is a budget hostel category property.

I say this with the caveat that when I stayed there, the property had just been taken over by new management dedicated to improving the place and I saw changes being enacted while I was there. The downstairs had a kind of gross smell, but that wasn't an issue in my room at all. The kitchens are shared so it's hard to keep them super clean, but my room had a private fridge so that was nice. The window in my room wasn't sealed properly, so even when shut air got in-- not a problem on warmer nights, but on cold nights was not the best. Luckily had nice warm bedding.

The location is excellent. 5 minute walk from Windsor train station to get you anywhere you need to go, tram lines close by for shorter trips, and the area is full of great restaurants, cafes, and bars. Lots of grocery stores nearby too. I stayed in an ensuite room (private bathroom) which was super clean and comfy. (I originally booked a single private room, which doesn't have a private bathroom, but was offered to upgrade for $185 AUD for 12 nights.) The water pressure in my shower was FANTASTIC. Tim, the landlord, was great at keeping in touch with check-in instructions when my flight was cancelled and arrival time changed.
