How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Shared areas, such as the bathroom, could be better looked after by other guests.
Very affordable place to stay with good amenities and great location to access all major areas such as the city or Frankston.

place could do with a good spring clean. While the room was ok the communal areas were grubby. Powerpoints were an issue - was a desk but no power near the desk.
Had all I needed for work down the road.

- couldn't contact staff - number is a Malaysian number that's not connected - was left in the car waiting as I didn't have the code to check In and couldn't contact them other than email - the mattress was so uncomfortable and old - the bath towel left on the bed was all ripped and had holes in it and was really frayed on the end. It was disgusting

No microwave oven or clothes-dryer, the pedestal fan in the bedroom was broken, the Venetian blinds in my room were mangled and the curtain was a makeshift arrangement that didn’t block the light out, there were no tap handles on the bath and laundry sink, the floor in my room creaked noisily every time I moved about, and in my opinion the room was too expensive for the poor condition the property was in.
The location was handy for my work, the other guests were very pleasant and helpful, and that’s all I can say about it.

I was never able to access the place and I have to book an express replacement for it.

It is slightly far from CBD, but close public transport made up for it.
Paul was extremely accomadating. Everyone at the sharehouse was chill and made sure you felt welcome. Highly recommend to any looking for accomadation in melbourne if you don't mind traveling to CBD. Accommodation is conveniently close to public transport. GIVE PAUL A RAISE!!

I booked the property through booking.com for five nights. Unfortunately I needed to cancel the booking but there was no refund from the full payment. Booking.com requested that the owner made a voluntary refund but they declined to reply. I sent a message through booking.com requesting a voluntary refund but they declined also to reply to me. I sent several messages but they were unwilling to reply to any. I would fully understand not getting a refund of the full booking fee if the owners were unable to get a rebooking. However as far as I'm aware they made no attempt to do so and were quite happy to take my full booking fee and provide nothing in return. What really annoyed me was the arrogance in failing to reply to several messages. They simply ignored me and took my money. Not happy…!
I did not like anything about the property. I never stayed there.

The squeaky floor inside room 1 with a double bed might just be a 10 minutes job to fix. Parking space might be actually limited on site and in the streets nearby.
The house is quite clean inside and out. 3 other long stay house mates from local are quite friendly and helpful. Near new washing machine and working dryer and a fully functional kitchen. 5 minutes walk to 4 or 5 Asian restaurants, minutes walk to bus stops and probably 15 minutes walk to local train station and town center. Our safety deposit was refunded the second day after checking out. Using Whatsapp to contact the management is a lot more effective than email.

All the facilities are shared with the other tenants. The house is over-crowd and the noise isolation is very bad. No car parking spot for the customer.

The single temp adjusting tap in bathroom very erratic & probably does not comply with max water temp allowed guidelines. Adjustments too fast & not slow & smooth as should be.
Location great BUT would be problematical on weekdays for parking!

Bloke is a mug. It's not a guest house, it's a room for rent for students. I wouldn't bring my child here, and the invoicing is useless. No living area, no tv, no heating, weak shower, way overpriced, no security at all, paper thin walls. I was double booked and very lucky to get in. Payed a week in advance, and even with communication and bond payment, was not told about being double booked until I was standing at the property at 10 at night in my work gear with all my stuff. Was an organised time. Wants a ridiculous amount for bond. Doesn't understand what a guest house actually is in this country. Never again! No chance in hell. I've lived every state e of this country in guest houses, This is my first negative review. Worth listening to.
