The shower and bathroom was unclean with hair from previous users. The place hadn't been dusted well. The cupboard in the kitchen had direct shelves and the sink tap was held on with silicone

Communication was ok via online although there was no one at site. Still waiting on a refund for overcharge though.

The fridge wasnt turned on didnt realise till the following morning. Only 1 drinking glass in kitchen cupboard instead of 2. No breakfast bowls for cereal. The towels were very thin & one had a stain.

Clean budget cabin comfy bed good kitchen great tv sofa great location. Pleased it was pet friendly & we were able to have our dog with us

Individual little cottage, an old/original holiday house that’s many years old and a bit ruggard! set amongst trees, quiet and with a little grassed sitting area between cottages. I was a little sad to leave there as It was back from the main road and in a quieter part of the town.

The smell, it was absolutely terrible. The whole place could do with a make over. Also take those fryers out that wouldn't help with the smell.

The place needs a really good clean. The showers were a bit dirty. There were lots of cobwebs and spiders. A good paint job would really improve the place.

Location great walking distance from every thing. The host extremely pleasant and friendly. Great place for kids and pets. Could do with an update.

Everything the place would not pass a health inspection . there were insects crawling up the walls, across the floors ,Millpedes } and spiders , the place smelled of dampness ,we stuck it out for the [7] seven days as there would be no refund .We were glad when it was time to go home. Kick Back never again . We had to change cottages as the hot water system broke down Ihad to shower in another vacant cottage .then we got moved to another cottage which was a bit better ,we stayed there for the duration of our stay .

Nothing . this place is really bad , Booking .com should inspect these places before they list them ,I thought I had seen all the worse places to stay ,but after seeing Kick Back I am sure there must be more . All standards have been scrubbed here.

The properties are not hygienic. Infection control in non existent. One of the properties booked is unbearable due to very strong urine smell like foul odour. Guests have to beg the operator or host to clean it , bought cleaning stuff and then end up cleaning the property. Agreed to get refunds of cleaning the property but refused to pay. Used bar soaps left to be used for the guests. Towels were torn. No bath mat and face washers. Not enough supply of toilet paper. Very poor customer care couches are dirty and dusty.

It is a good location. It is walking distance to esplanade and shops.

Cleanliness was not of a very high standard. Cottage not maintained well with paint peeling off walls and doors. Bathroom not cleaned - even the toilet hadn't been flushed! Kitchen was poorly equipped. We had one mug and one very dirty glass between 3 people! Tv remote was broken. Lamp in bedroom had a dangerously frayed cord and shade was filthy. Beds were dreadfully uncomfortable. Can excuse maintenance issues but not cleaning properly or at all is a big fail.. $520 for 2 nights was not good value.

Charlie seemed very friendly, location was pretty good, close to town. Off street parking. Pet friendly.

The place was not clean. There was dirty food in the sink, the kitchen area smelt like fish and there was hair (possibly pet hair) on the sheets in the main bedroom. We decided to stay somewhere else (as the proprietors were unavailable to discuss the situation). We have requested a refund but the proprietors have ignored our request and have not responded to messages.

The location seemed reasonable although a little off the main strip for Lakes Entrance. The property was straightforward to find.

Very hard to get into car park next to cabin Roof was leaking cupboards under sink smelly floors sticky Overall quality not what we expected for the price. Advertised games room and BBQ area non existent, laundry couldn’t access til owner there and had no dryer. Friendly owner but very disappointed with state of accommodation

WARNING! Over priced, misrepresented accommodation! No aircon, not cleaned (dog hairs on floor and one bed, surfaces not cleaned, placemats and table surface dirty), "kitchen" was outdoor barbeque hot plates and a sink, fridge was turned off and open, very poor lighting in living area - fluorescent tubes only. Beds were old and uncomfortable. Paid peak holiday prices for a dump.

The room was below any standard I have ever seen. Smelly, old with no soap, milk or wifi. Really wanted to get out of there as fast as possible. At $690 for one night it was also one of the most expensive places you would ever stay.
