Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

AustraliaThe first floor patio / balcony (near the telescope) didn't have safety rails which is a bit dangerous for kids. More children's books in the common room would be great.
Mark and Meg were very friendly and took great care of us. Brekkie was one of the most delicious we ever had in a guest house / BnB. Loads of variety for the whole family. There was a communal spa and we used the BBQ for a feast with another family with kids - no additional cost. There were some chooks and ducks too. The rooms were clean with all essential facilities. Beds were comfy and the bathroom was clean. Mark and Meg's friend visited us one evening with two rescued baby wombats, which was amazing! Overall great experience and we will be back again.

AustraliaNothing, we loved everything!
We absolutely loved the OakTree! It was more than we expected in that it felt like 'home away from home'. Everything from the garden with a swinging seat, the hot spa which was a treat to a hearty home-cooked breakfast. The staff Mark and Meg were extremely kind and welcoming. We also met Sally our cook who was super friendly. If you want a home away from home just a few mins out of Marysville, make this your next place to stay!

AustraliaSlippery outside stairs to the room were a potential hazard for kids.
Breakfast was great. Staff were very friendly and helpful. Good collection of games and DVDs for the kids, and an open fire in the common area. Good food options nearby. Hot tub outside the room was a bonus, with a great view to boot.

AustraliaThere was no water tap in the kitchen though there was a basin.
We stayed for my husband’s birthday. Our room was nice and cozy with a beautiful lake view. Our hosts Megan & Mark were the best entertainers as some reviews said. They are a fun and generous couple, who added much an extra happiness for my husband’s memorable birthday ! Also, we were so satisfied with the quality and quantity tasty breakfast. Thanks ! We highly recommend this accommodation !

AustraliaCan see work in progress, rubbish from on going work needs a clean up, or a shed ? no lighting on stepsup to rooms , (recovering from a broken leg this was important). Parking difficult for passengers can get out of car due to garden overflow
A good breakfast very generous. Close to where we needed to be.

AustraliaThe venue appears to be quite run down and in need of renovations. There was a lot of cobwebs present and the furniture was old and dated. Some renovations were still incomplete with architrave nails half installed and not painted. The hot spa could use a good clean and sterilization and was not at all inviting.
I didn't use the breakfast service but the location was convenient to family. We were greeted by a very friendly face and really felt welcomed at check in. They also had a beautiful Dog Wood tree in flower.

AustraliaWe paid a lot of money for a 2 night stay and one of the reasons I picked this place was because of the raving reviews however I was greatly disappointed. The room was clean but old and there was an old smell. The sofa bed was extremely uncomfortable, luckily my daughter was sleeping on it otherwise it would have been impossible to sleep on it as an adult. The wall are also so thin and we could hear everything The garden was a mess. It looked as tho they are in a middle of a renovation. It is a lovely garden but it felt like it was just abandoned. There were pieces of old furniture in the garden, there were lots of tables and chairs placed in the garden for people to sit and enjoy but all was so messy that didn't feel inviting. The breakfast was a home cooked breakfast, but I had really high expectations because other reviewers had described it as 'spectacular'. But it was just a very normal breakfast that anyone can cook at home.
The owners were nice

Australia- Could hear the neighbours, though the owners did chase that up which is good. - Bedroom is cold, heater only in the main room. Extra covers in the warddrobe helped. I just expected more for the price.
- Staff were nice - Room was clean and spacious

AustraliaThe stairs to the accommodation were extremely steep. The on going renovations detracted from the serenity of the area. The beds & pillows were extremely uncomfortable. The night fee verse the quality of the stay was extremely disappointing & ridiculously over priced.
The owners were very accommodating and chatty. The breakfast was very nice (although a little rushed).

AustraliaWe had asked if there were stairs and the response was all rooms are on the first floor. Unfortunately this was not the ground floor as I expected. As it is a two storey building I would consider the first floor to be the ground floor.
The hosts had the air conditioning on for us which worked beautifully on a warm day. As we were with family it was great to be able to open up the room doors to each other. The gardens were pretty and breakfast was lovely with a great selection.
