Mould on curtains and window sills, dirty dishes, dirty surfaces, hot water took over 5 minutes to come through. Leaking shower base. Staff didn’t seem to care when I told them.

The beds were hard. The toilet/bathroom was off the kids bedroom. The bathroom door jammed and it was difficult to get out. The rooms were small. The villa was for 4 people but there was only 1 2 seater couch. The hinge was almost off the bedroom door. Foreign objects under the bed such as a nail file. Maintenance very poor

There was no adjustable shower head, but the fixed wall shower worked just as well. Only one small tube of shower/bath gel was provided each day. Pillows were rather soft and flat for our liking.

We spent 2 nights here in September 2023 booked via booking.com with the main purpose to visit the Floriade show in Canberra. After a long drive from Melbourne, we arrived after hours at 7.00PM. Check in was easy as instructions were communicated via text beforehand with code supplied for safe outside the reception door. We checked into Villa 204 on Southern Avenue and were pleasantly surprised by the spacious and clean unit. There was designated parking outside the main door which facilitated the unloading and loading of luggage. A second key was already provided for permanent insertion into the power supply docking bay. As night- time temperatures in Canberra can get quite low, portable electric heaters were provided. Additional full-length mirror outside of bathroom was a bonus. Stove top and utensils in the kitchenette came in handy for meals. Location was quiet and only 10 minutes by car to the city centre. All in all, a near perfect accommodation!

Room layout, size, a/c didn’t work very well, freezer in room didn’t freeze. Other family members room that slept 2 people was much larger and all facilities worked.

The room we were in is very dated as well as not being remotely like the pictures. The space is just ok for the price but in the room we were given the toilet cistern was hanging on by a thread, dirty underpants in the wardrobe, fan in the room didn't work, paint peeling, bodily fluids (snot amongst other things) all over the shower curtain and walls as well as hair all over the tiles.

The staff were absolutely amazing and helpful at every turn. We had a couple of teething issues on arrival and they were cleared up instantly.

The bathroom was dirty, there were hairs on the walls and on the bed linen. The extractor fan in the bathroom was not working because it had not been cleaned in years. The curtains did not meet and air conditioning filters were clogged up.

The rooms and the fridge were dirty, carpets were stained and curtains had holes. Heaters looked like they were 20 yo and did not work, we were given small portable ones. A lot was missing from the 'fully equipped' kitchen. BBQs in the bbq area had no gas. The gentleman at reception was friendly enough but there was not much he could do on a Saturday. A warning about the hot water would have been nice, our boys took a shower in the arvo and the water still wasn't hot, 4 hours later!!

Great location and facilities are pretty good. Points for the fresh coat of paint in our unit but that was about it.

The villa had a foul mouldy/fishy odour - the heater unit had not been cleaned or serviced for a very long time so was pushing warm dusty air around the room, the bathroom was mouldy and in disrepair, the curtains were mouldy, the fridge was mouldy the window sills were mouldy. I have been trying to get a refund for the last few weeks and after a few phone calls and emails assuring me that I would get my refund I still have no received it and will now be taking this matter further

I liked that the man was nice and apologetic when we had to leave on the second morning because it was disgusting

My Wife washed the plates and cutlery before we used them as they were dirty, the shower door was not fitted correctly, towel rail fell off
