the Wifi was probably overloaded (not enough IP addresses available) and dropped out all the time. Even 4G was bad inside the place with bad reception. The key code to enter failed too, I stayed 1h in front of the door with a door code that didn't work. After a lot of calling back and forth, I got a new code to finally enter the room. The bed was a mattress on the floor, next to a dismantled bunkbed. Chair and table hardly accessible due to bunkbed in the way..., the room was nothing like any of the photos shown... and there was no staff on the location to help.

Instructions to get in not clear, staff on phone difficult to handle. Room was not cleaned properly. Listing included a terrace, which was closed off with no explanation or warning. Staff on phone was not helpful about this either.

We had problem with the check in procedure. We followed every step according to their instructions and when we finally managed to open the door of the apartment we had to deal with a dirty and under construction room. We tried to contact them, they didn’t answer to us and when they finally did, they asked to send them photos through email in order to see what was happening in order to call us back. They never called and we had again to look for them. After all of these troubles they gave us the door password for another apartment in the third floor (without elevator) and guess what, the door couldn’t open and we couldn’t enter the apartment. And as if we had managed all of these unpleasant situation we found out that we had cockroaches in the apartment.

In a very good location, near to everything in Leuven. It had warm water and heating.

The mold ! The bathroom was with mold on the ceiling, and the room was so small that the smell was all over in it. The fact that you show pictures of studio/appartement, paying 84€ and receive a room with the smell of mold. The heating system was also connected before I arrived. It was 40°C when I enter the room. I had to open the window cuz I couldn't stay with that heat. The TV was not working at all. I won't step a foot again there and won't recommend your establishment

The flats for this business are still being built - After entering the building we found downstairs was largely a building site with builders working during the day, loose wires hanging from the ceiling and a portaloo! Half of the flats were unmarked and we were not told which number flat we were - only the code. This meant we had to try random codes for all of the many flats in the building owned by Smartflats. We met another tenant who had the same problem and advised contacting the organisation which he said had taken him several hours. Fortunately we found our flat eventually. Upon entry our flat was extremely hot, the only openable 'window' was a large door to a balcony but the handle was broken, we also noticed the hinges of the door were not all attached therefore chose not to use the door as it seemed unsafe/unattached and therefore it was difficult to cool the room quickly. It would have been extremely dangerous in the event of a fire.

The location was very central, overall the flat has the necessary facilities for our short stay including bed, sofa bed, clean linens and towels and a coffee machine and functional kitchenette.

While building looks like a construction site. The sink in the bathroom was not connected, wires sticking out of the wall without any isolation. Bad smell in the apartment. While place could be cleaner. The photos on Booking.com don't mach the apartment we had.

The pictures looked better than it was in reality: no kitchen sink, no terrace, no couch, no WiFi, no bedlights. Dirty and unfinished main entrance, no proper light and even completely dark in the hall which didn't feel safe in the night. Paint in bathroom not suitable for bathrooms, cannot be cleaned properly is dripping looks bad even though is new.

Location was good and decoration was well done, tastefull.

The apartment was in a bad state of disrepair. uneven wooden floor that we almost stipped over the first time we walked in, bathroom walls were all discoloured and there was discolouration of the paint above skirting boards. The whole place looked like it has had a lot of water damage that was just masked and not properly repaired. The place was advertised as having a bed and extension sofa, however the sofa was so deformed it was the shape of a hammock - impossible for even two small kids to use as they were rolling over each other. So the kids were with my wife on the bed ( which was large enough for the three of them! - so that's a plus), and I had to suffer on the sofa. Guess you get what you pay for and would search for something else next time I am in Belgium.

Host email me the door code, but door code panel was disabled and I have waited outside for 45 min and one guest come out from the flat and told us, door is open and no need door code. In front of the access corridor there was 2 big cage, so it was so difficult to access the corridor also its not safe for FIRE, so it's very uncomfortable and dangerous in case of fire. Also we call the host on the provided number and called 3/4 times, but no one answer or return our call for a single time. There was no hot water and surprisingly there was no water in the shower, so we cannot have our shower during our stay, which is more disappointing than anything. I did not feel safe and comfortable at all during my stay, and its disappointing.

Propery was in good location and near to centre. Very clean and nice studio flat. All kind of facility was there.

Very bad smell in the room, the bathroom looked nasty! They gave us toiletpaper that was drained in water?/..? Would want to stay there any longer that one night! The beds were so uncomfortable. Too much noise in the hallway!

We got cattle only on the second day after calling to the reception. Hair dryer didn't work. We stayd for 4 nights and there were no cleaning for those days in our room, so our bed sheets and towels were not charged for those days and trash as well.

All of the pictures has got kitchen and cook facilities. But on our room 301 there no aparat for cook. Only micro waves. BUT While we staying there on the night has got party on other apartments. I called connection number. THEY DİDNT HELP US REALY . First night I fight with some girls.. Onthe night 2,30 .. SEcond Night again party this time they were 10-12 peoples ,singing shouting screaming laughing on the night 3.00 O clock. Again I called company Smat Apartments connection number. The one who answered the phone seemed interested and left us alone with the problem.Even though he said he would send someone to your apartment, he didn't. HE SAYİNG LİE. AFTER HE DİDNT ANSWER MY CALL. Third night was again noise. I didnt call. We were not happy..

Very minimalistic with utensils. For international travellers it could do with a welcome pack - small bottle of washing up liquid, teatowel, washing up brush. Handsoap in bathroom. Breadknife. Insufficient room light. Very small table. Some of these things do not cost a lot to provide, but mean a lot to a traveller.

Location, comfortable double bed. Minimal cooking and eating facilities. WiFi good. Egg cups.
