We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.

PeruSmartflats unilaterally canceled my reservation with only 2 hours notice. This forced me to make another reservation at another hotel, with all the foreseeable logistical problems that this entailed. It's been over a week and they still haven't refunded me the money I paid, informing me that this process can take more than 20 days. In short, an unprofessional service, unreliable and abusive to the client.

CanadaWe arrived after our check in time and the room had not been cleaned. We let the property know and they said they’ll sent someone to clean it. After 3 hours we were told we could not stay at the property because of “security reasons”.

SwedenDon't pay any money to this company. We booked and paid for a studio apartment but got a small room with a bunk bed. There was only ice cold water in the bathroom so we couldn't shower. The whole house was under renovation. We have been very reasonable in our communication with SmartFlats and have of course asked for a refund but it is now over a month later and they are just telling us to wait for a reply. I don't know if we will get one.
The house was under renovation (which we were not informed about) and the door downstairs was broken and open - so easy access that way...

Francethey actually cancelled my staying there 2 days before i reach Leuven. i didn't see the email, and there i was in Leuven at 5 pm without a hotel. i managed to talk with a lady on the phone that calmly explained that i cannot enter the hotel. the email was about them telling me that i should cancell. and i had prepayed them. i was in Leuven for a 1 day seminar, and i don't know what to think for this experience. warmly Maria

BelgiumCommunication was bad. We encountered numerous discrepancies between personal communication on the app and on booking.com, which ultimately led to a frustrating situation. Regrettably, we were left with no choice but to book alternative accommodations a day after our arrival in a dirty room. The absence of a dedicated contact person to address our concerns compounded the overall negative experience, at least from my perspective.
I liked the fact that the property is located in the city center. It also promises to be nice and spacious.

United StatesIn the middle of a construction zone. Mail entryway foyer spread under construction with large sections of visible electrical wiring having it off the walls and Key code directions to open main doors were confusing and inaccurate. We had no warm water for the entire 5 night stay and there was no staff on hand and the people in the app were unresponsive / useless. I had friends staying at an award winning hotel down the road in a renovated monastery for a lower price.

ItalyThere was not any hot water for the duration of the trip, they offered to compensate for it, but I'm still waiting for this. Also one of the lights was broken. The room was not the same as in pictures, and the entire building is actually in construction so there are noises after 8AM. The room is suitable just to sleep and definitely not for longer than a few days. The building is not locked over night, which came in handy the first night because the keypad is missing... The support team is not so responsive.
The location was fine I guess. It was reasonably clean.

AzerbaijanThere's a lot not to like. Let's list them in order: 1. There is no scoreboard announced before check-in by e-mail to enter the number to enter the building. It is simply ripped out of place. And consequently, the door is wide open, which calls into question the safety of the residents in the building. 2. The apartment (room) itself is very small. Designed for 3 people room with bunk beds (first tier for two people) is very located in a miserable 10-12 square meters (in the description stated more), which makes living three people extremely uncomfortable. 3. But the worst thing is that the whole period of our stay there (5 out of 6 paid days) there was no hot water in the room. Imagine, the 21st century and no hot water in the center of Europe (but Europe has nothing to do with it). Repeated appeals to the administration of the apartment did not lead to any results. And we had to evict a day earlier and rent another place to live. In addition to all of the above, from seven o'clock in the morning in the building and in front of it began noisy construction and renovation work, which greatly adversely affected the comfort of living. When I return to Leuven in the future, will I rent a room here or recommend it to my friends? The answer is a definite NO!
Almost nothing to like, except probably the location. Leuven Town Hall is a 7-8 minute walk from the apartment.

ItalyIn the first place,why must the property work once there is renovation going on in the whole building, there was dust inside everywhere.secondly,what can a someone travel to europe,especially belgium where temperatures are mostly cool and lodge in a place where hot tap showers dont work, its very bad and the community must stop that,I came from italy where the weather condition is hot,but even in house holds,there are hot water taps through out the year, not to talk of a hotel, am now I'll because of the cold water a bathed there. This property doesn't deserve to be in booking.com.

India1. The room ceiling had large holes and there were water seepage from around them. This was unacceptable 2. The only 'kitchen' items in this apartment was a microwave oven and a refrigerator. There were no hot water kettle, no dishwasher, no hot plate, nor a coffee machine. 3. The TV doesn't even power on. So what was it kept for? 4. There is no running hot water in the bathroom. So taking a bath in the frigid cold waters is really the only and difficult option 5. Reaching to the Smartflats team over WhatsApp etc., doesn't work and complaints are not acted upon. In this manner, I guess guests are not being shown any respect or dignity by being heard and acted upon. I stayed in Smartflats for 14 nights and the of room I was given (Room #201) and the facilities provided was really, really appalling.
The only thing which is good for this property is the central location. The price is decent. But then, with the very paltry facilities the property offers to the guest, there is no value for money.

RomaniaThe room is incredibly small, but that's ok because you can tell from the photos.....however the room looks worse in reality, it had a lot of mold in the ceiling and in the bathroom, causing a bad general smell in the whole room. We didn't have hot water in any of the 4 days that we stayed there, even though we mentioned the problems from the first day, so cold showers all along, "amazing" experience. We got in contact eventually about the mold situation, we requested another room but they didn't have one available (or didn't want to), but we managed to get less than 50% of our money back. I think it should have been much more but i appreciate however that we got some sort of compensation for risking our health in that room. Also, the entry was very weird because we shared a hallway with the next building which was under construction so everything was messy and not welcoming. The so called kitchinette didn't have coffee machine as it was mentioned. Just a small fridge and a microwave. If you are really tight on you budget you could stay here one night I guess, but other than that I do not recommend this place, probably all the rooms have similar problems because it is an old building that needs proper renovations, not just some paint over the mold and nice furniture.
the location is the ONLY good thing about this place. It is very close to the city center but also easy to reach from the train station.
