The location, staff, room size and comfort are all great. We always have a nice stay. My only criticism is that it really needs to be updated. Rooms really need to be renovated given the price point and # of stars.

Hall carpets dirty, bed was worn out and no hot water in my room. No food service available after a busy day and generally frustrated at lack of options for guests.

Room had an annoying clicking that went on all night. Hot water took 5 minutes to reach shower. Tried to have dinner at restaurant but most of the wines were sold out and no key on site to the cellar for main wine list …

I was not necessarily surprised that one of the sinks in the ensuite had been broken, but I was surprised that it was so poorly repaired. While the "stocked" fridge was a nice contingency, it would've been nicer to have more space to store leftovers from dinner. Valet parking is nice with a rental, but I prefer to self-park and the lack of hotel options here is terrible.

For us, it was an optimal location, both to downtown & to TTC. Then there is the "Room", all of them, were wonderful, with a good number of comfortable seating positions. The minibar, though not used, is a nice touch. The towels and bed linens are nice quality, often these are kept beyond their useful lfe.

The decor needs to be updated- halls very dark. The room, while very clean needed repainting and freshening up. I found the TV and AV equipment confusing to use with two remotes to operate the tv and cable box. A list of available tv channels would be helpful.

Boutique hotel in a terrific location- that is very quiet. Service is outstanding. Rooms are very clean, with lots of space. The bathroom and fixtures are modern and well lit. Cookies in the evening are a nice touch.

These are things that need improvment : 1) Electrical outlet on both side of the bed, only one side was available 2) Towels were old and tired 3) Pillows were so thin .

1) Staff were helpful. 2) Bed was comfortable. 3) Tasty cookie plate was awaiting us in the room.

The bed was broken, the mattress was bulky and soft. We barely could fall sleep at all. In the morning we were so sore. No one, should have to pay for this torture! The front desk did nothing when I advised them considering we stay there often. The manager that was there when we checked in was amazing but the next day no one cared.

I thought the room would be a bit bigger since we got a two bedroom suite. The main thing that was somewhat disappointing was the dark and dingy hallways. It's totally incongruous walking through a drab hallway and then walking into a bright and cheery room. It's like two different themes exist in the hotel. I'm not sure why the hallways are the way they are but they definitely need a refresh and a rethink.

The location of the Windsor Arms is excellent - especially if you are dropping your child off at the University of Toronto. The staff was fabulous - really pleasant and helpful. I also liked our suite, although I expected something a little larger.

All glasses in the room and bathroom were dirty and I found the last guests keys in the room still. Sheets had a sting bleach smell but at least I knew they were clean.

Nice historic room in a nice area for shopping and fine food.

although actually very clean it needs a bit of an upgrade the rug in our room was so wrinkled that I tripped over it on the way to the bathroom
