If you’re looking for budget accommodation across the promenade then it is an excellent location and close to Nice airport. The room was not clean, very dusty and floors had definitely not been swept prior to our arrival, was dirty to walk around without shoes on, all windows were slightly flimsy to open/close, no tea/coffee/kettle facility.

Location was excellent, 17 mins by tram to Nice Airport and directly across the beach.

The only downside personally to me was the cleanliness which could have been better but bedsheets were all clean and fresh!

The staff was really friendly and kind. Whenever I needed any help they were there to help at anytime!! In terms of the room, I didn’t expect much as the price was quite low; but it was spacious, tidy and comfortable!

Difficult stairs to come in even without luggage. It was not very clean and noisy. I did not seat on the balcony. My tea cup at breakfast had a bad smell. I didn't ask for another one.

The size of the room viewing the sea. There was a boiler. Transportation was just by the hotel, so very convenient to go to the old part of the city or to the airport.

Various fittings were very dusty! Also some more hangers would improve storage.

This is a great little hotel. I had not booked a room with sea view, but for whatever reason was given one! There was a problem caused by an adjoining room (escape of water), which was dealt with by "monsieur". He seemed to always be busy making improvements to the hotel.

I didn't like that the photos implied I would have a balcony with seating. If I had known this I would have paid less for the garden view room.

The hotel is old and rundown but comfortable and the manager was great. Unfortunately on a very busy and noisy street, but across that street is the beach!

Beautiful view with a great host! Away from some of the busyness in a good way. The host was very helpful with helping us find the best parking in the area. You are very close to the airport here, and a short walk to all the sights of coastal Nice

It could be better cleaned but since we asked to change the room with short notice I can't ask for much more. The owner even vaccumed just before giving us the key.

The owner is very nice and kind! I asked to change the room for one with a balcony and he arranged it without making a problem. The room(47) was big and with a great view. AC and fridge were working well and we had everything we needed. The tram stop is right behind the hotel (Carras is the name of the stop).

Toilet is very small and awkward positioned. If you are tall make sure to speak with the host to provide you a room with normal size bathroom.

Host was very nice and helpful. Manage to give me a room with a sea view ☺️ Omg amazing view! If you are for swimming, perfect position. Close to airport, tram station and short ride to town centre. Room was good size, double bed comfortable.

It’s quite old - could do with refurbishment. It’s on a noisy busy road but it’s also a pretty road, but the windows and blinds shut that out. The owner is there 24/7 and is very friendly and helpful.

It was perfectly located. Easy access to anywhere with the tram and bus stops outside. Everything you need is close by: supermarket, bakery, local restaurants. It was clean. My room had an amazing sea view as well. The owner

It was by far not the worst establishment where I have stayed but not many places of such two-star glory have the guts to charge 165 € per night. If the price were within the radius of 40-50 €, I'd have been totally satisfied, but with such overpricing, the numerous shortcomings from the basic standard deserve a mention. Everything pretty much reeked of indifference. It was high season and pretty much every place gets decent occupancy, no matter what. So, they didn't seem to care. I used two filters in selecting the accommodation: parking available and wifi available. Both turned up being false information. There was no parking available at the site. The caretaker bluntly asked us to drive around the town looking for one, then come back. This was not an easy task, though we eventually found a payable street parking and dragged our luggage to the hotel from there. There was also no wifi. The shower had no curtain or door to protect the bathroom from water spills.

We didn't spot a single cockroach or bedbug and nobody tried to break into the room at night. Though the sheets were not brand new, they had been washed, and the room was generally clean. Though the concierge was not an overwhelmingly concerned of his clients needs, he wasn't rude. There was warm water and the pipes worked. The fridge worked, too. Therefore, I guess the place is loyal to its 2-star rating. Located so close to a beach and a street of many cafés and services, one could assume once upon the time this place has been a cozy seaside hotel, and could still be that with a bit of prudence and dedication.

The bathroom was so very tiny but the room with opening French doors made up for any faults.

The view was totally amazing! An absolute gem on the best street opposite the promenade waterfront. The owner manager was so very friendly, helpful and so kind.

The entrance and the lobby need desperately some cleaning up!!

My first impression, I was skeptical BUT the view of the ocean from my room was spectacular, it was worth the stay!!! The room was clean and the owner was very hospitable, he attended to all of our needs and was always available! Great location, close to supermarkets and restaurants and public transportation was a few steps away.
