A super small, cozy hotel where you feel comfortable. We didn't see anything negative in the total of 5 nights (we stayed 1 night on the way back). If you want small hotels like us 20212 is just right.

A wonderful hotel with a fantastic Restaurant on the ground floor . Super large and clean room and bathroom. The staff was also helpful, friendly . Kathie, the owner, takes care of the house personally therefore the house has a Very cozy atmosphere

Beautiful room and facilities. The bathroom and bath were very luxurious Katie was very helpful in organising some personal touches for the room for a special birthday. The bed was so comfy with lovely linen and a mix of pillows.

we arrived late in the evening, which we notified the owners of,they set an hourly fee for after hours arrivals…fair.but felt uncomfortable as the lady that was there had a disapproving ‘mum’ persona 🤷🏻‍♀️ it was late evening but I felt she was not happy.we booked a late flight to be insitu the next day,to enjoy a full day🤷🏻‍♀️ our room was stunning,at the very top back of property but being an old building (beautiful old building) the radiators clanked on and off which was a tad irritating 🤷🏻‍♀️ we flagged it ,they were aware and not too much can be done about it,again fair

Lovely big room. Everything you could need in the room. Super friendly staff, very helpful. Great location. Pleased by the ‘bar’ which is an area you can sit and effectively have drinks from a large mini bar.

We were one of the rooms at the top so had three flights of stairs to go up every time we went back to the room. Just something to be aware of if you struggle a little with stairs. Would also be nice to have coffee making facilities in the room.

Room was lovely, large and comfortable and we enjoyed the complimentary sloe gin. Location great for the theatre. Staff were very friendly and helpful.

Superb hotel. Beautiful building, and the staff/owners have thought of everything. All the nice little touches were appreciated, and they were so accommodating. The location is great for the centre and is lovely and peaceful. The biggest bathroom we have ever seen and immaculate. Gorgeous room,12 the best room we have ever stayed in. The bed was very comfortable. We could have lived there.

Nothing to dislike

We were delighted with our stay at this amazing little hotel. The room was gorgeous, the decor was lovely and the huge bed was super comfortable. The owner has thought of everything, and there is great attention to detail. Lovely little touches to really make your stay comfortable and memorable. Close enough to walk in to the city center. We would definitely stay here again, and next time we would eat in the hotel's restaurant which looked fabulous too.

Room and en-suite were a little tired. Didn’t enjoy the mini fridge in the bedroom which was a bit noisy, this could be moved? No tea and coffee facility in the room, but out on the landing, so not convenient really. Some work on the new restaurant not complete so wasn’t available to book when we were initially led to believe it would be open in time for our stay, some things can’t be helped.

We were on the third level up stairs and hauling the bags was a chore but we did it and it was worth it. Because I'm gluten free the continental breakfast on offer didn't appeal (though Beth assured they would get GF food) so we went into the morning hungry. We survived. There is a new restaurant going into the building so things look hopeful for a hot breakfast soon.

This quiet, expansive room was so comfortable and with its sitting area a great place to hang out. The bathroom is splendid. Beth was welcoming, informative, and accommodating. Lovely. The location was just right - a brisk walk to the Royal Mile and other attractions, restaurants and a truly great bookstore nearby, and quiet at night.

Street parking is limited on weekdays, but a garage is available nearby if you arrive by car.

Katie and her team do a marvelous job serving breakfast. We enjoyed interesting conversation with other guests both mornings we were there.
