The room didn’t look like the photos… it was just a bed in the room - nothing else. The bed and sheets were very uncomfortable. It was very hot in the room, but we had to close the window as there were loud dogs barking right outside ALL NIGHT- and we could still hear it clearly and perfectly even with the windows closed. Extremely expensive for what you get.

Amazing hospitality by mr.Trevor, very clean property, great location, everything you need in kitchen.. There is Lidl right behind the house. Bus/train station 6-7 mins walking. To airport around 10 pounds with taxi. Definitely worth to stay. Will stay again when I come back.

The smell in the room, it smelled of mold which I guess you get used to but the big issue was that when I left all my clothes I had packed for my holiday smelled of mold too, same with my hair and everything I brought with me

The owner of this guest house is always friendly, attentive and really helpful. This has been our 5th stint at this and we wouldn't stay anywhere else in Luton now other than here. The value for money is exceptional. The owner keeps the place spotless and welcomes you to use all of his facilities and makes you feel really at home. We literally can't find a fault with it so it's a 10 out of 10 across the board. The bathroom suite is better than any hotel chain we've ever stayed in and the property just has an all round good quality about it.

Excellent facilities. Spacious rooms and facilities with all amenities required, luxury shower with waterfall ceiling shower, excellent level of cleanliness, welcoming host Trevor has shown high levels of customer service, hospitality and accommodated to any requests and needs quickly and efficiently. The level of cleanliness in all areas is very high and can only describe as fresh smelling at all times. We are on our second stay here and will choose to stay whenever a convenient and excellent value for money nights stay is required by us. The location is perfect with a supermarket and local shop on the very same street. It's one of the few, possibly the only quiet, but perfectly located guest houses in Luton. Highly recommended and I can quite easily say I would expect higher prices for such a Great guest house.

Bins were left outside property and smelled bad even in a room. Very noisy. Noises were coming both from inside and outside. Area really looked dangerous.

It was easy to access and I liked how close it was to the bus station since I needed to commute a lot. The room was clean, and so was the bathroom. Everything smelled pleasantly, which was a really nice thing to come back to after a day of intense activity. Also, the bed was really soft, i loved it.

I spend a really good journey there. I strongly recommand for a step or a trip of 2 3 days here in Luton. Very warm welcome by the host. Also the stadium and all the accommodation are really close to the place.

Absolutely nothing to dislike! on the contrary!

I had to make an unexpected visit back to the UK to attend a family funeral and cost on this occasion was an issue. Having received clear key code information of how to access my room on arrival I was immediately impressed by the smart appearance, freshness and cleanliness of the entrance hall, stairs and public areas of the property. My room was well appointed with a very comfortabke double bed with coordinated duvet style bedding,wardrobe hanging space, ample hangers, table, comfortable chair, large mirror, chest of drawers, window blind for privacy and blackout. All immaculately clean and well presented. The shared bathroom, the concept of which could be off putting to some people, was luxuriously appointed in marble with a walk in wet room behind a glass screen, body soap and shampoo dispensors, washbasin, illuminated mirror and toilet. I never once encountered so much as a splash of water on the floor but on two occasions during my stay saw an employee of the proptietor cleaning the bathroom topping up soaps and toilet rolls and changing bathmats etc...I was unaware of anyone else in the property never having had to wait for the bathroom or heard anyone moving around but the cleaner assure me that all rooms were let. Crawley Road is a residential Road with safe street parking although I didn't have a car on this occasion and located less than a 10 minute walk from the adsolute centre of Luton which is alive and buzzing with activity full of cafes, restaurants and hundreds of curious little shops as well as all the regular UK retail outlets. The proprietor also gives access to all his guests to a modern fully equipped and fitted kitchen for the preparation of hot drinks and snacks and asks only that guests wash up and put away any crockery or equipment used ready for the next person wishing to use the facility. I did have the good fortune of meeting the proprietor Trevor and must say that you couldn't wish to meet a kinder more considerate person.

Facility is pretty much broken. In 1st room it's extremely loud from guests leaving and entering and from the street. Wifi signal was terrible. Huge puddle in middle of kitchen dropped from ceiling. Toilet is a bit broken. Owner provided only one blanket and wanted to charge extra for a second so I had to share a blanket with my brother. Mattress is extremely soft.

Location is awesome. Check in is also great and flexible.

No electricity

Arrived 11 o’clock no electricity at all send messages via booking.com app no reply. Trying then calling owner or manager on mobile. Talked to him the trying to help to restore electricity need access to room 1 we stayed room 2. Person on room one in same situation as us need to wake up very early for early flight. After all still no electricity. So pretty much unusable promises without electricity. Asked for full refund via phone. Not very optimistic as Booking.com is not protecting customers as Airbnb. The max Booking.com will ever offer you if you got any problems with place is 10 percent from your booking price. So imagine if you book something for 3000 pounds and you arrive place is not as advertised. You don’t have extra so you stay and Booking.com will give you 10 percent from your 3000 refund. This is persistent problem at Booking.com Unfortunately i have no choice but to leave negative feedback as also owners often cancel your booking at Booking.com after you leave so you can’t leave feedback and they only keep positive ones that’s another loophole bad places abuse at Booking.com as this system is not protecting customers at all. When you read positive feedbacks at Booking.com remember there are also plenty negative once you can’t read due to this loophole at this booking system.

The location is very good, just 7 minutes walk from the train and bus station. Clean room, with everything you would need in it. The host, Trevor was friendly and welcoming. The only reason I am not saying the place is excellent is because I want to be able to find a room when I go back again.
