    There was still a lot of dust under the bed, and there were a lot of hairs on the floor. There was a little patio but it was kind of neglected. It was quite hard to open the door with the tag. It was every time a struggle to open the door.

    The people were very nice made location was good.

    Our room unfortunately stunk of old smoke. We kept the windows fully open from the moment we arrived and all night but didn’t do a lot. Our other room my dad had on a lower floor was great with no issues!

    Location was amazing and local parking for only £12 was great. The duvets were like clouds.

    Room was not the same as the picture. Had a weird smell. Also room key is the same as the front door key which didn’t feel very safe.

    several flights of narrow stairs to access the attic bedroom but it was a bright airy room which made it worth the climb.

    It was rather noisy at night, not from the hotel, traffic noise and some rowdy locals. Nothing major, but bear in mind if it's a peaceful night's rest you're after.

    Lovely, warm welcome from the owners. Location was great. Around 15 minutes walk from central Brighton and around 5 minutes from Brighton Palace Pier. Lots of shops and eateries nearby. The room was spacious with plenty of storage space. Room 7 had a partial sea view which was pleasant to wake up to. I made use of the facilities in kitchenette - fridge, kettle & microwave (except the stove as there were no cooking utensils).

    Room no 5 is too good u can see the view you got glass for wine plate for food and manymore items it is on 3th floor.

    Was put on top floor, which was a lot of stairs to climb, not good if you have breathing difficulties like myself. The sofa was uncomfortable to sit on as it sinks down too low, it had no support underneath. The room had slanted floor, which meant the table slanted somewhat, so was dubious about putting anything on the dining table.

    Located close to the beach. Nice size room. Rooms were equipped with Kettle, fridge, microwave. Tea and coffee. Nice comfortable bed. Nice size bathroom. Very clean.

    The loo roll ran out and I couldn't find a spare. Not a major problem and didn't stop me really enjoying my stay.

    Really lovely mini-apartment with a bathroom which is better appointed than many much more expensive hotels. Check in and out are a bit hit and miss - they ask you to call them when you are half an hour away but finding the number they want you to ring is a challenge! Great place to stay though with the a view of the nearby sea and a stroll to the local shops and freedom to come and go as you please.

    The fridge was a bit noisy when trying to sleep, but that's my own fault for not packing the earplugs I normally take whenever I travel.

    Great location, just up from the sea and only 20 minutes walk from the station. The mini kitchen with a fridge and microwave and sink was a nice touch.

    The pictures aren't really anything like it looks, the pictures are 'glowed up, pretty candles, little features here and there to make it look homely' but the rooms themselves look very dismal. The one I stayed in I can't see any pictures to reflect what it looks like, the kitchenette is shabby. Wasn't bothered as just wanted a cheap room, but would be better to have pictures that actually match the feel of the rooms... would probably stay again if I wanted a cheap room in Brighton, but wouldn't book it for a romantic weekend or a business trip.

    Fantastic location, definitely clean, you can tell as we had a room-high mirror in our bedroom - that's tough to clean!

    book in said was from 2pm but we got turned away untill 3pm. Therr was only one chair to sit at the table, wires were hanging down for the extension for the kettle

    There was a guy watching television with loud volume at 2am in the room below; maybe the property should mention to keep the volume down when watching television late at night.The carpet, because carpets tend to get dirty. There is no cleaning service in the room, so you have to make your own bed, but I am fine with this. These are small things, but I would suggest the property to put some herbal tea in the kitchen, and some soap to clean the dishes; maybe a light for the table if someone wants to use it in the evening.

    The bed was very comfortable; I liked the little table facing the sea; the fridge and the kettle with teas and coffee. The surrounding area is great, full of bars, restaurants and shops. The beach is very close. It is a quiet area but you can easily reach the center. I loved the vibe.

    The check in process was a let down. I emailed ahead as requested along with sending my ID, I got there and rang the buzzer to get an automated message play that said there was no credit. I called the number, the man who answered didn't say the name of the hotel when he answered and he hung up without saying goodbye, but otherwise he got the man onsite to let me. The man on site was friendly but he asked me to wait 10mins at the bottom of the stairs, he was on the phone speaking loudly in another language before calling me up. I got to the room and I explained I needed a receipt - unfortunately he didn't know what I meant, said he'd come back but never did. I did however get this sorted by messaging the hotel and they were apologetic. My only other issue was the kitchenette - a fridge was provided along with a sink ect but no microwave or means to wash up as you go. There were two hobs for cooking on but no pans or way of using them. Having a fridge was great but bits were missing to be able to fully utilise the kitchenette.

    Location is excellent. The room was clean and the bed was comfortable. I was in room 6 at the back of the building, it was really quiet at nights sleep. There was an issue with the kettle however it was sorted very quickly, this was excellent service. The room had a fridge, cups, plates, cutlery and glasses and a small table to sit at and eat/work. All in all very nice and I paid less than £50 per night.
