There were no actual tea bags. Only herbal ones so I had to hunt in the kitchen for them! Not a big deal really though!

So close to Botanic Gardens where we went to a gig. This made coming home afterwards so easy. We had little luggage as only 1 night so walkable from bus station too. Had lovely touches-books, hangers, drawers, fridge, hairdryer, kitchen use that made it like a grrat hotel but gave more.

Soft furnishings like cushions, covers and seat need to be refreshed. They were dusty and there was an odour. Need to find own parking space along the road.

The street outside isn’t the nicest, seemed a little run down. But inside the property itself was lovely.

The only issue was that a selfish guest made a hell of a lot of noise leaving the property at about 630 in the morning.

It’s right on the street so there was a lot of noise from cars and people. The plus side to that is that there is free on street parking.

It’s in a very good location with only a few minutes walk to Lisburn road for bars and restaurants. The room was clean and bed was comfortable.

Clean accommodation which is proximity to public transport. Moreover I like how quick the team responds to queries.

Location was great, we were able to find parking but street parking near university was unexpected challenge. Never was in contact with human beings. No instructions on how to open/close sky window, use of kitchen facilities, TV use guide, what to do if people wanted to get in but claimed they didn't have key.

The furry spread on the end of the bed and furry cushions...thats just a personal thing everything was very nice.

The location was superb for us as we're going to an event in Queens and lovely Maggie May's restaurant just down the street. Very easy check in and very very good communication prior to arrival.Also we were given the option to check in early as the room was free which enabled us take an earlier train from Dublin.

The actual street the house is on is very off putting. Lots of bins and refuse boxes on the street at the doorway of houses. The velux window in the room, above the bed, was dirty on the outside and the inner glazing held a lot of moisture Parking was difficult.

The guest house was conveniently close to the area I wanted to visit. The house was clean and comfortable. The shower was excellent with adequate soft towels. Tea, coffee, water and biscuits laid out on the bench. Very useful to see compact fridge in the room along with hairdryer and kettle.

At first the street was a mess but remembered it was St Patrick's day on the Sunday and a bank Holiday weekend but was cleaned up on the Wednesday

The room was at the street level, with trash in front of window. I was lucky that other guests where silent, but otherwise walls are super thin, so one really can have a lot of noise.

Perfect position, close to the center in the nice university neighborhood. Very clean. Easy self check-in and out.

The only snag from this accommodation was probably not the fault of the accommodation itself. On my first night, there were two or three times that a guest/a couple was trying to open my door yelling "housekeeping!" just to mess around and were very noisy in their room, probably drunk. They tried doing that a couple of times through out the day but obviously it's a Guest House and no concierge was available for noise complaints.

The bed was very comfortable and the furnishings are easy on the eyes. I love how it looks like the photos and it smells really nice too! The location is also not very far from the city center and I love how close this is to Queens and the Botanic Gardens

Location was great, rooms were nice and clean, cute decor. Cozy yet updated. Super easy check in/out policy. Andrew was super accommodating and let us extend our stay a day and was able to switch our bags to our new room. Very helpful! Also, huge bonus was the laundry facilities!!

The room we stayed in was quite small for two people, guess I had a different impression from the photos The noise was an issue, the street door to the building was right behind the wall behind our bed and when it slammed we jumped with the fright, it was very audible. Similarly could hear the guests in the room above as floorboards creaked

There was some trash left behind by the previous guests in one if the closets, not a deal breaker but something that we did have to clean up ourselves. Other than that, great stay.
