Lovely place in a quiet location with a comfortable room and bed, and all the amenities I needed for my stay. Excellent breakfast that more than met my needs, as someone with Coeliac Disease, for a gluten free meal. There is a fridge that guests can use, that is great resource.

Rom was large enough to relax in. Nearing the end of a long trip, it is the little touches that count. Bonus sized mugs for coffee and tea were a real treat!

The lack of parking could be an issue, but the buses are so regular that it wasn't a huge issue and if your a driver like me the rest was welcoming

It is down a nice quite street, we had a lovely big room and private bathroom which was gorgeous. The owner was welcoming and ready to assist.

it is a bit distant from the centre of town, and if traveling with luggage and arriving early in the day you'll need to find a place elsewhere to store it (this is not a complaint against the hotel at all, but it may be a factor if you're arriving early, and say by train)

My first time in a guest house so I didn't know what to expect. The host greeted me and explained what to expect during my stay. After my stay, I can safely say that this trumps any service you can get from a hotel. - Breakfast was cooked for you every morning on request. -Your room was cleaned every day -Facilities were cleaned every day -cutlery, glasses, microwave were accessible if you need it

Last breakfasts are served at 8:30 am, which we found uncomfortably early. Parking can be challenging.

This is an old property in a student-letting area with difficult on-street parking. However its well-justified high reviews can be explained in three words, "care and quality". We found the owner's care for guests exemplary and we felt totally at home. Decoration is tasteful and all facilities are well designed and were in working order. Even though at heart bed and breakfast accommodation, its guest house name was well-supported with a dining table and chairs in our room and access to crockery, cutlery and a microwave

The hosts were wonderful and it was all very easy. An ideal little room exactly what I needed it for. The breakfast was superb and served in a lovely, clean and welcoming setting. Easy to check in, out and all the in-between. It would be a pleasure to return.

This guest house is conveniently situated in Dundee, so was a useful base for my two-night stay and visit. The decor generally as well as my room was attractive, good information was provided and the cooked breakfast was also very good.
