Great room very clean, lots of places for breakfast nearby. Le Petite was particularly good food.

It's a bit dated, but served it's purpose for me.

It was OK. A bit dated and tired. But slept well, just travelling through. It was quiet and good value for the money. A co-op and starbucks 5 minutes up the road.

If I'm being really picky, personally I would have liked a small desk to work at in the evenings. But honestly, for most guests, this probably isn't an issue.

Clean, warm, spacious room. Big comfy bed. Great location to jump onto the ring road and head out to Scarcroft for my work. Nice coffee shops and eateries within a short walking distance. Onsite parking.

No option for breakfast but there is places local so not a massive issue . Rooms were a little cold when the heating was turned off however we enjoyed our stay lovely hosts and will stay again

A little cramped - perhaps trying to put too much in the room? The ensuite was without any heating.

Lovely little guest house in a beautiful area. Clean and welcoming and ideal for a place to stop over. Nearby pubs, eateries and shops within 2 minute walk and right next to Roundway park. Whilst a little tired in places, the uograding/modernising is progressing tastefully.

The door didn’t feel particularly secure, and it got a little cold in the room at night

The room was everything we needed for the night! Easy to get transport with Uber, shower and toilet were simple and cosy. TV worked, storage available and looked nice! Kettle and cups with tea etc provided which was useful 😊

We didnt have breakfast . no time. Overall ; friendly staff , attentive, helpful Its no Ritz Hotel, but the place was warm clean and good hot water. Value for money and for us location sensitive. Excellent top class Leeds suburban eateries nearby ,where apparentlyy famous footballers are very often seen.

The shower needs a bit of attention and finishing off (shower head kept moving down the pole!). I found it difficult to open the shampoo sachets with wet hands. The building is in need of a bit of TLC.

Before I arrived, the owner contacted me to check out my special request. Very helpful! The room had been refurbished and was great. Great location - places to eat nearby. Car park. Outside seats and lovely garden. Washing dried on the line outside.

Great for us, a couple with a dog 🐕 staff were very understanding, being dog owners themselves. Also there is a dog _friendly pub just up the street, and a huge park nearby. Altogether a comfortable unfussy stay at a reasonable price.

Seperate house appeared to be next door. Heating was on a timer and when it was off the room was very cold. No breakfast option. Appeared to be in the process of being modernised and/or needs to be finished off. No off road parking available.

Room was clean and location good for what we wanted. Manger/Owner very pleasant. Own front door key as well as room key so no time restraints on when you had to be back by.

It was a little bit cold initially but that’s understandable with the change over of rooms and the change in seasons. It soon warmed up.

It was very convenient with a bus stop across the road and a shop nearby. Brian and Soledad were VERY welcoming. Had a lovely chat with Brian as we were leaving and met their lovely dog.

Couldn’t find the WiFi password in the room so we didn’t bother.

Wonderfully quiet. Great location, on a bus route into the city centre. Owner v friendly and helpful. Good shower.
