Delightful historic building, full of character, a bit compromised by being right on the A1 but a lot more quiet than the location might suggest. Really nice couple running the place, it's obviously a labour of love.

United KingdomUnfortunately as a bed and breakfast the joy of visiting a historic building is lost easily by the lack of attention to ensuring that fixtures and fittings are secure, function and an acceptable level of cleanliness is missing. No hand wash is a non negotiable and no wash basin in the wet room and toilet. Kitchen and bedroom contain furniture and equipment leftover from the main house and are unclean and badly need to be replaced. No fire doors, fire or heat sensors or anything modern once you enter the patio doors. Although breakfast was included in the price, it is pre-cooked with a rubber texture served on extremely hot plates that cause burns to the fingers. There is a basic continental available. Staff seemed to be completely ignorant of the issues their paying customers are writing in these reviews and making the necessary changes. If you have a walking disability there are steps everywhere and numerous external doors around the main building to find with no signs. There are clearly issues here meaning despite the cheap cost per night, it still isn't good value for money.
Handy location as long as you have ear plugs due to the traffic noise. Ground floor unit identified for people with disabilities has a comfortable bed. Good parking.

United KingdomThe property is accessed via a direct left turn off the A1 Southbound / Carriageway crossing Northbound, not easy. We arrived in the pouring rain, and had to phone the owner to get someone to let us in. The property is quite large imagine 'Button House, if you've watched Ghosts. We were shown to our allocated room, but the shower didn't work and the hot water ran cold within a couple of minutes. the central heating wasn't on, assume this was due to cost, and had standalone electric heaters instead. The stand in host then showed us to other rooms, seems we were the only booking that night, and ended up in what seemed to be a self contained apartment with two single and one double bed. Everywhere needed a real good clean, there were dead flies on the floor of the bathroom. We knew the property was close to the A1 but it really needs investment especially modern windows to drown out the traffic noise. We understand the owners are quite eldery, but if they are serious about running it as a B&B, some serious money needs to be spent on it, which may not be practical given the buildings age. Obviously before the A1 became what it is, it was probably a first class coaching inn. We understand the owners were away due to family emergency, and Monica the stand in host, was as helpful as she could be in the circumstances. Luckily we were only there one night as a pit stop, it's a shame as we understand it used to be a hotel until recently, it could be so much more, we understand it's been withdrawn from Booking.com, which isn't surprising.
The stand in host was very helpful and polite, and the breakfast was good.

United KingdomOur main issue (we were a group of 8) was the hygiene stand and. That was absolutely appalling. We had nowhere else to go by the time we checked in, being such a large group. So we had to clean the rooms ourselves. Hair in bath, dirty carpets, you name. I never leave negative reviews, but this was bad! Breakfast spread wasn’t bad, but very basic and only served between 8-8.30am. One day we had an event to attend we asked if it could be served earlier and it was, so that was a nice gesture. Because you can’t walk anywhere and the cans have to come from Grantham to take you 2 miles up the road to the nearest pub, we paid £45 (yes, forty five) each way for a cab. £90 for a £30 dinner. Worth it because we were so many but totally outrageous if you’re alone or a couple.
The staff was nice and helpful, it is very conveniently located to A1 access. Good parking space.
