Hard to find fault at all, only thing would be that the shower was a bit weak.

Nothing everything was great.

Everything in the room was very thoughtful with everything you needed and more. The well proportioned single room had a comfortable bed and good shower. The breakfast was great and using local products. Karen and Alison are great hosts.

Super comfy beds and clean tidy spacious room. Lovely home made snacks jams and the best tiffin. Breakfast porridge fruit and the full English (or Scot’s?) was cooked to perfection. Local produce well prepared. A characterful stay with Alison and Karen and the friendly dog making guests feel welcome. A home away from home for a solo business trip.

We had a fabulous stay in Penrith; throughly enjoyed the town and trips into the Lakes. We very much appreciated Alison and Karen’s generous hospitality and fantastic breakfasts. They also gave us some great restaurant recommendations. Highly recommended!

Absolutely gorgeous guest house in perfect location walking distance from all on offer in Penrith. The owners were so fabulously warm and welcoming with amazing communication in the lead up to our stay. They really had thought of everything and lots of lovely extra touches. Rooms beautifully decorated, very comfortable and with more than required to make for a relaxing stay. Breakfast was lovely with plenty of choice.

Karen and Alison along with wee Bunty the dog have a fantastic guest house.Clean and tidy,smashing breakfast made to order.En suite bedroom with comfy bed,shower and a TV that works not like other places I've stayed in.Wee treats next to coffee,tea,hot chocolate tray which was nice.Ladies are really friendly and in all would like to stay there again anytime I'm up in Cumbria area.Thank you both.

Exceptional guesthouse in the heart of the lake district. Staff were so very welcome with lovely food and drinks provided in the room and an excellent breakfast, all for a very reasonable price. Could not recommend more!

Our toilet flush mechanism could have done with a bit of maintenance but it wasn't a big issue.

Karen and Angie were delightfully friendly hosts. They really did take good care of us, from homemade tiffin and flapjacks to some excellent breakfast in the morning. I would highly recommend a stay here!

We did not take up the offer of breakfast so can't comment on that. Our hosts were exceptionally helpful and were quick to offer any advice or information that we wanted. A very kind offer of a packed lunch was offered on the day we were leaving in lieu of not having breakfast - which we accepted. We did not expect this as it was our decision not to have breakfast. The location was good and within walking distance of anything the town had to offer. We would highly recommend Karen and Alison's guest house to anyone wishing to visit Penrith. They were there when we needed them without being in your face.

The kindness and friendliness of Alison and Karen who made us feel very welcome and special. The perfect cleanliness of our room. Fresh milk and home baking on our hospitality tray. Homemade jam and marmalade at breakfast. Lovely breakfast selection which we chose each day from a menu for the next day. Homemade bake to take with us to the football match and some to take with us for the journey home. They are wonderful hosts and it really was the best place we have ever stayed in.

Karen and Alison were excellent hosts. I was there for two nights, during which I) they arranged parking at a neighbours, ii) recommended a great taxi service, iii) made 2 amazing breakfasts! 10/10 would go back
