Arrived slightly before 1600hrs and was clearly told no check-in until the 1600hrs. The room allocated was a single, but was very small with only approximately 0.7m between the bed and the wall with nowhere to stow a small travel case. The shower worked upon arrival, but the fittings were broken and required careful management. The shower was cold in the morning unfortunately. The bed actually had a very slight slope left to right, but I did manage to get a satisfactory nights sleep.

Reception staff were friendly. Only 15 minutes walk to Reading town centre.

We arrived very early 1130 and the guy in reception was brilliant and let us book in with 1 of our rooms (we were heading to Englefield for Richard Ashcroft) and we arrived back at the hotel 0100 the next morning and as promised he was waiting to give us the other keys for the other room, beds are clean and comfy and the parking is 👌

It needs gutting. Does not feel safe. The room was OK but soooo small. Beds were uncomfortable and only 1 pillow per bed.

The location worked for us and the price was cheap. It kinda had to be though as the standard was very low.

It has the feeling of a cheap bedsit. Walls marked, chipped and broken tiles on the bathroom floor (which could easily cause injury), loo seat unstable. Bed had a dip in the middle (but otherwise comfortable and sheets perfectly clean).

We knew it was going to be very run down having read the reviews. We booked it fully realising this, because it came at a budget price, was conveniently located, had free parking and WiFi and we only needed to crash after a gig, so would be spending minimal time there. The parking and WiFi didn't disappoint, the check-in and check-out were trouble free and staff friendly.

Totally run down hotel, plaster coming off the walls in the room, filthy carpets, continuous flickering light in both the room and stairwell, a shower who's temperature you couldnt control (it was a actually scorching), the soap dispenser congealed, and then around midnight I they decided to move the furniture around upstairs. Incredible.

The receptionist was quite pleasant to talk to on checking in.

The shower wants condemning the pond outside is a health hazard the carpet in the hole building has not been hovered for months the doors have grime ingrained into them and the stairs are so steep you need a rope not to fall down them

Poor cleanliness. Dirty mattress cover, dust on skirting board. Cobwebs on bathroom window, across the open part. Small dead slug type things in the bath and on the floor.

Paid at check in and also through the booking.com website so had to void a charge, now waiting g for money to be credited. Room is very dated and decor in a poor condition. Both shower heads were awful and didn't really do the job needed. Curtain was too narrow for the window so couldn't really block out all the light. No breakfast served service but was pre informed.

Parking at the property is good and location from town is ideal.

Hairs in the bathroom and stains on the wall. One plug socket in the room. It was dirty in many places in our room. The curtains were broken. The whole place needs a refurb and a good clean. I could go on..

The bed was comfortable, the TV worked, the kettle worked and it had its own bathroom
