The shower door didn't open fully as the bathroom was so small the shower door hit the sink, shower needs a thorough clean grubby in the bottom corners. No cold water in sink or shower, which i needed for my dog and the shower is old quite awkward to use, it only trickled out when trying for hot water to get to correct temperature. It was sooo noisy, the room was at the front of the hotel right on the main road, I thought after 11pm the traffic would ease up. But if did not I had a very early start thd next day I managed to get 1 hours sleep. Very expensive for the size of the room and the noise.

The room was newly decorated to a high standard, very comfy bed,and clean.

Some of the corridors and spaces need a facelift - they are showing their age.

It's really central, with parking and the public spaces have a bit of atmosphere. The staff were really helpful and friendly and the breakfast was good. The room had everything you'd want.

The room was tastefully decorated, but furniture was shabby and carpet threadbare and badly fitted. There was only one bedside table which was an inconvenience. Water pressure in shower could have been better. Shelf above sink was at 45 degree angle so had to wedge in some card to level it up.

Fabulous looking Traditional Building in Super Location with Free Parking. The Receptionist was professional and well spoken The breakfast staff were friendly and helpful. We stayed in 2nd floor room with exposed beams which gave the room character. Everything was clean. The bed was comfy. The fan gave a welcome breeze to help keep the room cool. Great choice of breakfast menu options.

The property was fantastic, the food, breakfast, was inedible. I wouldn’t have fed my dog with it. They let themselves down there. Massively!

Outdoors room had a door that had a gap of about 3/4 inch between itself and the base, which a small animal could pass through.

Bedroom needs some tlc The room seemed clean (i never look too hard) but the curtains and nets looked and felt grubby.

Room was in need of an update ,carpet had bare patches and there was mould in the bathroom above the shower.

Shower too hot, unable to turn down the temperature of the water. Hot towel rail too close to toilet. Prices seem to have been raised due to nearby festival. At these rates breakfast should have been included in the price.

Only 1 Green King Ale (IPA) available and only 2 pumps anyway - and I like your beers Speckley ,Abbott etc . The lock on my door ( room 5 ) seems to me fitted upside down I.E. you turn the key towards the wall and from the look of it l am not the only one to struggle with it TV - well I couldn’t get it on - but not a problem as I came for Fairport so it’s nice to cut off from the news and enjoy your lovely town and Fest

The staff in general and particularly Andrew, nice chap , busy but could fit in a chat where possible Ashley , Rev and young man name forgotten The easy parking and loved the garden I have stayed before and hopefully come to the fest next year

Breakfast was chaotic. Waits of 45 minutes-plus 2 out of 3 days. On second occasion table not clean and dirty cutlery/crockery not cleared away. No organisation of tables by room number, just "sit anywhere and we'll find you" (or not). Food, when it arrived, was excellent, which made it all the more frustrating

Very comfortable. Good location. Staff very helpful. Even when problems encountered (see below) they were understanding and generous (free breakfast after one particularly chaotic morning). There should have been more of them but those who were there were excellent.
