Hosts were lovely and welcoming. The room was great.Clean accommodation. Beds were comfortable and an excellent hot breakfast !!! Wonderful xxx definitely recommend.

The only one minor thing was that the showers were not powerful at all in either room. If had better shower would have been a full 10 :)

The breakfast was amazing, great choice, plenty of food and delicious! Perfect way to order and a daily special too! Great location to explore everywhere. Room was comfortable and had everything we needed, very nicely decorated and clean!

Nothing bad at all - I would just mention the stairs, whilst appreciating the age and lay out of the house, the stairs to the top floor were very steep- but this did not limit my enjoyment of the stay at all- just flagging for less mobile folk.

A truly lovely place to stay, both a home and a guesthouse. The hosts are amazing, friendly and very helpful, the breakfast is truly outstanding (try the tatty scone) the room was stylish and very clean. Great to have free parking too,

Beautiful old style guesthouse. Charmingly decorated, preserving the histоry of the house, but yet with all the modern conveniences. Warm (a must for Edinburgh!) and comfy rooms. Impeccably clean. Nice breakfast and very nice and helpful owners.

Loved the building, the room the bedroom and location but mostly the welcoming of the owners. Gary fixes the tv for us within no time. Very friendly, professional and very attentive. Thoroughly recommend it! Many thanks for the great breakfast also and all. Our best regards xo

The small 14 inch Bush TV. An upgrade to Smart TV would work excellent.

Liked everything except TV was cheap.If TV was smart TV I would rate this hotel 5 star not 4 star. Staff was very friendly. 10 out of 10.

We stayed at Kingsway Guesthouse for two nights for a weekend break and for the Six Nations. Lizzie and Gary were so friendly and welcoming. The room was clean and comfortable and the breakfast in the morning was excellent with good choice! We really enjoyed our stay!

Everything was great.

Location was great. You could quickly go to the city centre and walk back. The staff were really nice. As well as the breakfast. We were late for check in times but the lady call and arranged everything for us, so we didn't have any problems. As we were in the city during the weekend we parked on the street just outside the house for free. However there was a free parking at the back if we wanted to use it as well.

Everything was amazing! Rooms good size and bed really comfy. Lovely owners who couldn't do enough for you. Breakfast very tasty. Xmas decs a bonus made place look all cosy. Right next to loads of bus stops that take you into town in approx 10 minutes. Defo recommended
