Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.

IrelandApartment was filthy when we arrived at check in time (3pm). Previous tenants underwear, socks, toiletries and false nails were all over the bedroom and living room floor. The shower tray had hair all over it. Main reception was closed despite a sing adverting its opening hours were until 5pm. It took 2hrs to get someone to clean the apartment before we could use it. Very disappointed with the apartment and the service.

They fail to mention anywhere obvious that you have to go through an ID check processes, and then either pay a £25 damage waiver, or £10 gets knocked off a £300 deposit, so it's additional money. We booked 5 flats, and they were inflexible in letting me give £1500 and have £10 knocked off citing card admin fees, clearly not the reason if they wanted £50 for this. Lots of repeated emails asking for info I've already given. Had to phone up to confirm details 4 times. Just too much bother really. Also, they knew 4 people were coming per room but didn't make up both beds in any room.
Location was great, checking in on the day was easy. Price was probably reflective of the location and noise combination

United Kingdom✖️😡🤦🏻♀️😳 - Host & Stay charge illegal admin fees see law changes from June 2019 onwards - Price is inflated, your check in details will be withheld until you pay £250 deposit + and illegal £10 admin fee and they don't always return this (see other reviews and other Host & Stay properties) or £25 which on booking.com is stated as non-refundable (fair enough) but on the link is listed as being refundable so it is unclear and they refuse to acknowledge or send me another link so I can show the discrepancy - Paid in protest as it was pay an illegal fee or the other one or be out money with nowhere to stay. - stay well clear, I have never had an experience like this - Everything is done outside booking.com so you can't go through them - no help offered at all from their phone line or booking.com chat - Unclear terms, shady practices - Typos in their companies house documents - Wish I'd read other reviews - Property was dirty and loud, roof was leaking in places - it may be unrelated but my card details were compromised just hours after making this payment, a fraudulent £400 tried to come out of my account which has never happened before - I already know if they reply they'll be like "it was clear on booking.com it was non refundable", I entered into a contract on the external link that's where my card details were taken again and this is the contract that had unclear terms, the booking.com terms are not what I agreed to on the EXTERNAL link, those terms were the terms at payment for the damage deposit - Also questioning if the "enter into a draw when leaving a review" claims are real, do you have proof of this too or is it just another term that is not upheld? Booking.com should monitor sending of links and payments outside of their system as this just means prices on properties are inaccurate This is the first bad review I've ever had to leave a property, would never stay with another Host & Stay

IrelandWhen booked on Booking.com I didn't know/ it wasn't made clear in the booking conditions about a deposit needed for this property!!!!, The property company email you later about it and you won't get any key codes to gain access until this is paid!!!!. You have to pay £250 sterling extra (returned to you afterwards/ up to 14 days!!) and you're charged a £10 sterling charge for adminstration fee,,,or you pay £25 sterling that gives you a £500 sterling bond/waver This leaves the booking either £10 or £25 dearer that advertised when you're comparing different properties.Misleading pricing by Booking.Com. !!$#@&☹️☹️

Perfect location right in the centre of Liverpool. I was a bit concerned given how cheap the price was what we may get, but the flat was easily accessible, clean, exactly what we needed with everything necessary. couldn’t recommend more for use as a base for a weekend away. we were not affected by any noise at all but we’re on the top floor.

United KingdomWater kept pouring from the bathroom ceiling which we couldn’t use then no one resolving the issue. Loud nightclub right outside our window open till 6am. Noisy residents from stag / hen party arguing and causing disturbances outside our room. Complaints procedure a joke. Reported issues with quality of our accommodation, the leaks in our room nearly a month ago and they just send emails saying they are looking in to the situation and will get back to me but never do.

United KingdomThis property is possibly in the worst location in Liverpool if you want to actually sleep. We were kept awake until 6am as opposite the property is a club that is open with loud music playing until then. We were completely unable to sleep with loud thumping bass all night long. Do not stay here. We attempted to communicate this to the hosts but they were completely unconcerned and said the property was as advertised (close to the top attractions in the heart of the vibrant nightlife area). You shouldn't be offering a bed for the night if you are unable to facilitate a good night's sleep.
The communication was regular from the team, but that was about the only thing I liked.

United KingdomAfter I had one shower it was cold for my partner. same again for us the next day, cold. Dirty. Rubbish/food in elevator. Bed was uncomfortable. Couch even more so. Nightclub underneath so very noisy. Required to pay hidden charges after paying "total price". Have since been told in future they'll make this clearer. Other comments make it seem they haven't and won't. Drunks running round hallways and stairs. No iron.

RomaniaVery poor customer service - on the accomodation side. At the check-in time, as there was no staff at the location, we had to wait in front of the place for more than 30’ to receive the check in information. I only received it because I was finally able to call them. I almost begged for a reply because no one was replying to my texts and I had to catch the football match. At that time, there were other 2-3 groups facing the same situation. After we were able to check-in, we went to the room. When I tried to sit in bed, I heard a sound and felt that the bed was going down. When I checked under the bed I saw that it was already broken!! My weight is 65 kgs, not 265… I only sited, didn’t jump, etc. Then I tried to contact customer service again. They told me they will check. After I left to go to a match & when I came back the receptionist was there. The lady told me they don’t have other available rooms, that the installer could not arrive & then customer service told me to choose if I want to leave - at the midnight! - or to stay. Then when I moved everything to the small sofa we had in the room I started noticing the mess. Hairy & stained sheets, dust, and so on. Next days I asked for a refound or for at least 50% of what I paid because I had a terrible experience. They transferred me around 30% without even caring if I agree with it or not. I also didn’t receive my £20 back for the “deposit”. Good that I didn’t pay £200 as they asked me on the sent link. Or maybe that is the scheme where they catch you. Conclusion: avoid this place! PS. The pics were taken before, not after we used the place.
The only advantage was the location. Else: terrible

United KingdomWe did not like almost everything; the location is central but in a very chaotic neighbourhood, with plenty of nightclubs with loud music all night. Not for families. The reception is almost always closed, so it is tough to get info from the staff. We did not have hot water for an entire day, the fridge in the room was leaking, and the bed was very uncomfortable to sleep in. It was definitely too expensive for the service provided.

United KingdomOur outdoor door didn’t lock properly making the house even worse. Our sofa bed was dirty. The whole building was like staying at a youth hostel. Walls paper thin. It was like the nightclub was in the living room and the people next door in the bedroom.
The staff on duty were lovely. If you want to party all night it’s next to lots of nightclubs bathroom and living areas were clean.

United KingdomThis hotel is undoubtedly a scam. It entices people with extremely low prices, only to reveal a mandatory £25 "one-time insurance" fee upon payment for check-in, a fee not disclosed prior to booking. Upon being informed of this fee, you find yourself in a bind as the hotel's booking fee is non-refundable. Upon arrival, you may find that the customer service fails to promptly provide self-check-in instructions, and attempting to contact them by phone proves futile. Situated in a highly noisy and chaotic bar street, it becomes excessively loud and unsafe at night. While the rooms may appear newly renovated, the soundproofing is as useless as paper, leaving you sleepless due to neighbors partying late into the night. Overall, it's an extremely terrible experience.
