The lady who runs this place was super helpful and nice person. The loction is epic and the room itself is all you need. Very good value for your money

We were on the 2nd floor so water pressure (for hot water) was a tad low, but this was not something that diminished the experience in any way.

The location is amazing. As someone from a landlocked country, waking up to seagulls is an awesome experience. Leah also recommended some great restaurants nearby.

The place is very nice and cozy. Old building near the river. Great location and nice view from window. The room was clean, fantastic bedding, everything you can need. The room was even better than in the photos. Host (Leya) was very polite and give us good recommendations. Definitely can recommend this place.

The room was rather cold during the night, but this is understandable due to the high fuel prices at the moment. We experienced this all other places we stayed during our trip round Scotland, too

Leah was extremely nice, serviceminded and genuinely interested in her guests having a nice stay. Breakfast delicious - all you could want for at good start of the day. Nice room - fantastic view.

Leah is an amazing host. I felt exeptionally welcome. And I even got to meet her cute mini dog! :-) Parking wasn't a problem too, because she has resident permits available.

This is an excellent place to stay. It is very well situated in the old part of the city. It is very accessible by car whichever direction you are travelling. Street parking is very good. The owner, Leah, is extremely helpful and knowledgeable. The breakfast is excellent. My (single) room had a great view of the River Ness.

This stay was amazing! Leah was a great host, made sure we were comfortable and even recommended food! The room was clean and spacious. There was even a mini pantry area where there was a kettle, with hot chocolate, tea and coffee for us! Location was amazing. We loved waking up to the river view, beautiful!

Extremely quaint B&B with the most friendly and kind owner named Leah! Such an peaceful location right on the river in Inverness, with only a 5 minute beautiful walk across the bridge to the busier part of the city. You’re also a 5 minute walk from the local Tesco grocery store in case you want to grab some items from the market.

You can easily see why its got such high ratings on Booking.com. We couldn't have been looked after more - particularly the hostess waking up at 5am on the Sunday to ensure that all guests who were staying for the Loch Ness Marathon that they got an excellent porridge, fruit and honey breakfast to start the day.

No complaints from me. You do have to climb stairs with your luggage which may be a problem for someone.

Breakfast was great. The host prepared the breakfast with personal touches. She even got up early the morning of the marathon for us to ensure we were feed on time and made us delicious porridge. The location is centrally location, walking distance to everything. It has a great view. The room has 3 beds, two bunk beds and one full size bed.

Nothing it was prefect

Location could not be better with views across river Ness from my window. the room was prefect and spotless. The hostess was incredible I arrived late and she was there full of smiles and info at as late hour. Such a genuine friendly person. The breakfast was very tasty and to round it off i could leave my bags in the hall and sit and wait for my lift in the breakfast dinning hall after check out. All in all a prefect stay in the gem of a city. I will be back for sure to stay here. Nigel
