Leah was fantastic! Very helpful to us in all ways. She kindly let us check in early, as we arrived on the mid-day train from Edinburgh. We didn't expect to check in, just drop our bags. The location was ideal -- close to downtown Inverness, right on the River Ness, with a beautiful view of the river from our room window. The room was spotless and spacious. Breakfast was delicious! Seeing that it was a bed and breakfast. We were a little taken back when we were told that breakfast was an extra charge. There was 3 of us and for 5 days it would have cost us an additional 150 pounds.

It was all fantastic!

The location was an amazing spot right on the waterfront! It was very easy to access and super cute! Breakfast was amazing! Leah(our host) made it fresh for everyone at the time they needed it! It was delicious and very filling. She also gave us a ton of recommendations for good places to eat or explore in the area. I highly recommend this place for anybody!

The Location of the property is perfect. The Bus station and the Railway station are just few meters away. It's on the other side of the River Ness away from city chaos. The city view is beautiful from the location. We had River facing rooms. Great view. Leah was so friendly as well. She allowed us to keep our luggage after checkout time. That's so generous of her.

Nothing all good

Ideally situated on the banks of the river opposite the town and just a short stroll from the railway station. In addition there are plenty of little restaurants and bars in the area. The property is very cosy and extremely clean and comfortable. The host was very friendly and made the best coffee ever.

The single room was very cozy and the view on the river was spectacular. I only spent two nights at Fraser House but I really liked. The owner, Mrs. Leah is very welcoming and friendly. The location is close to pretty much everything: supermarket, bus station, train station.. you just have to cross the bridge and you are there!

Thin doors meant people entering/leaving rooms was a bit noisy. Shower was an electric one, either lava or ice, so could use a bit of adjustment.

Great view of the city from the windows. Very little road traffic so quiet with the windows open. The radiator worked very well, so a warm room.

No view!! (we talked to the host about this already but for anyone booking here, just keep in mind they don’t all have views).. After going back to booking.com and reviewing the available rooms, I now see that some of the rooms say “river view” and ours just said “view”… but what misled us were the photos. There were 4 photos included in the room description and it showed a view of the river from a window. So we were disappointed to not have that. When you go to the actual website of this guest house, it shows this room without a view so I should have looked into it more or simply asked the host in advance. That being said though, I still think those 2 photos should be removed from the room description if possible. Other than that, we loved this place, highly recommend it and would love to return!! Thank you!! :-)

Lovely stay!! The double room with ensuite was in a separate area of the house from the other rooms and therefore it was totally silent and pitch black at night. Best sleep out of the 9 places we stayed on our holiday. The room was totally spotless and smelled nice. I saw mixed reviews on the older style decor/furniture but we liked it and found it quite charming. Breakfast was good value and the host was very accommodating and helpful.

Being on the top floor was fine for the views, but quite a trudge up and down with the luggage.
