However, we found it rather pricey considering that we had to carry the luggage up two flights because there was no elevator for the top floor. The bed was ok, not especially comfortable and that room was rather dark. In the room next door they started renovating at 7 am.

Perfectly located in the heart of old town with spectacular sightseeing opportunities right outside the hotel door. Very nice staff, especially the lady from Spain.

It would have been nice to know to not take the New Steps to get up to the hotel from the train station. But that is minor point but good for new clients to know

Location and the staff were excellent. Perhaps 20 steps from the Royal Mile. We had a fairly decent view and the accommodations were very comfortable

Leaky shower enclosure in the bathroom. Most of the machines in the laundry room were non-functional.

Location is right next to the News Steps. Beautiful high ceilings, spacious rooms.

We went there by noon around 3.30 PM and the room was still not ready, we had to wait for almost an hour.

The location of the property is excellent. Rooms are spotless & comfortable. The staff is also very positive. There is no breakfast option available.

Our room was on the small size and there wasn’t really any room for luggage especially for 2 people.

Staff were really lovely and helpful. Amazing location, right next to all the big attractions and not too far from the main train station.

    Nice Hotel, Comfortable Rooms

The bathtub/shower had really high entry and no bar to hold on to except for the towel bar which was hot.

The location is great, around the corner from the Royal Mile. The property itself is nicely appointed. The front desk staff was great. Two young ladies in particular went out of their way to call some restaurants in Portree since reservations were recommened for a tour we were taking, They also recommended a local restaurant in Newhaven were we did have delicious seafood. There is an elevator/lift at this property. The room was really comfortable and had closets plus a small kitchenette which we did use to make tea. Great view of town from our room. Free use of the clothes washer and dryer was convenient adn we did make use of them. I would definitley recommend this hotel if you want to stay in Old Town.

On the walk from the train there is a pretty big stair way to get up to the building. I had my son carry my bags up for me. When we arrived there was very very loud construction and a remodel going on in the main lobby. It smelled strongly of fresh paint and saws were going off. We also requested that our room be next to our two children's rooms. They ended up putting os on completely different floors. Also, this is a huge building and all three rooms were in terrible locations. My husband and I had a room in the basement looking up to the street through a small hole (it was quite though since we were practically underground). Our sons room looked right into the stairway we walked up when we first arrived. There were bars on the windows. He had people right outside his bedroom and bathroom window all night long. Our girls room looked over a brick building and noisy pub at the back of the building. They heard people till the wee hours of the morning drinking and laughing. We only ever saw a few other guests the entire time we were there so I can not understand why we ended up with such terrible locations and so far apart. We should have been together on the same floor and somewhere were we had a better view. If it looked packed with guests I would be much more understanding but it was not.

Location was the best it could possibly be. Right near so many sops and things to see and do. Easy walk from the train station. The rooms themselves were very clean and comfortable. Each room had coffee, tea and water. The rooms were spacious and had everything we needed.

The room was very hot and stuffy, despite the staff saying the air conditioning was on. It was quite uncomfortable at times.

Unbeatable location right in the middle of old Edinburgh. Lots of shops and restaurants within walking distance. Easy to take a bus to sites that were a little too far to walk to.

Gym is a few cardio machines, a couple of small dumbbells and felt neglected. If you are walking from the train prepare for a hill :)

The cleaning service was so so, they never replaced our toilet paper and there was still a decent amount of mess left uncleaned when we returned to the room (i.e. carpet not vacuumed). For the price the services were probably not as great as you'd want but as it is called "suites" it isn't really a full hotel and the location was fantastic, good enough to warrant a return.

Location was fantastic, room itself was nice and the TV in the room could be connected to a phone or laptop to watch movies.

Many other hotels will have a full breakfast included. Fraser Suites has a partnership with a small cafe next door but not at the level of some other hotels nearby.

Location is perfect for tourism - right on the Royal Mile and convenient to most tours
