Excellent value for money,very clean and comfortable accomodation within easy reach of the town centre, river etc. Breakfast was very good with quality ingrediants and a wide selection of both hot and cold items.

The room had seen better days, with an uneven floor, peeling paint, and dirty cushion on the bed, plus a very strong plug-in air freshener that I found rather overwhelming. The shared bathroom is small (a tall person would struggle to fit under the shower) and the extractor fan didn’t work, so it steamed up very quickly. The toilet had a macerator or pump with a mind of its own, so it made loud noises audible from the bedrooms at random times! Be aware as well that it’s one single shared bathroom between two rooms, there isn’t a separate toilet that you can use when someone else is using the shower room. These rooms are also at lower ground floor level down a narrow curved staircase, and might not be suitable for someone with mobility issues. There was also loud music nearby until late, even on a weeknight, but I don’t blame the guest house for that. All in all it was perfectly fine for our purposes this trip, when we just needed somewhere to sleep and eat breakfast. If we came for a “nice weekend away” in the future we’d probably shell out the extra for an en-suite room, which looked to be better cared for.

The guest house functions more as a annexe of the Caledonian Hotel next door, with check in and breakfast both in the hotel proper. It’s great value for money, with excellent Wi-Fi and TV reception. All staff were friendly and helpful, and the self-service breakfast is great. The location is good, handy for both the town and the bypass, with some parking available at the guest house, and more at the hotel next door and free parking on-street outside.

Had to go to the neighbouring hotel for breakfast. Walls very thin. Could hear adult pyjama party in another room.

There are small things in the room that need attending to - broken picture, wallpaper peeling off carpet needs replacing Bed is comfy enough but needs tightening - as was squeaky.

Room is a good size and loads of storage in it, both room and bathroom were clean. Good tea tray and kettle in the room. Breakfast is great. Good amount of parking between the two hotels.

Location was perfect for access to town and major routes. Accommodation was clean and comfortable. Very generous tea tray in room which included bottled water and biscuits. Buffet breakfast was excellent catering for all. Nice to have hot plates. Staff welcoming and very helpful.

Room needs a little update and a little shabby. But overall great value for money.

Was given family room. Even though expected 3 single bedded room. Separate double bedroom and sitting room. Had patio doors leading to car park so didn't have to go through main building. Large jacuzzi bath. And recliner sofas fridge was added bonus. Buffet full english breakfast. . Great value for money. Would definitely come again.

The only thing that could have made it better would be to be able to buy food in the evening at the bar and a couple of extra pillows

The room smelt like cigarette smoke a lot- I said something to make sure I didn't get blamed for it.

Breakfast was amazing snd unexpected The price was very cheap- had a shared bathroom though. It worked without fuss to share.
