    We paid top dollar for this property. The house had potential but lacked finishing details. Felt as if it had been furnished but not tried out. Radiator in one bedroom didn't work. There was dirty bedding in one of the wardrobes. Broadband was patchy and didn't work in the upstairs lounge. There were no maps, leaflets, etc which would have been useful. The directions provided took us to another property. Luckily the owner of that property was there and able to re-direct us.

    Rooms spacious, quiet location, beds comfortable, bathrooms and showers good. Heating mostly efficient.

    An erroneous key lock box code had been provided in the joining instructions. This we found had been updated and the key was eventually retrieved, but after some inconvenience. There was just one key in the box and not for the door where the box was located, which again was an inconvenience upon arrival, despite departure instructions explicitly stating that both keys should be left in the box. Ideally, this should be checked by the staff preparing the property in between departing and arriving guests. Toilet cisterns, both in the main bathroom and in the en-suite bedroom need urgent attention. The plungers are falling apart internally, partly broken and get stuck in place after being pressed. A small point but the saving of water and some inconvenience when using at night and trying to rectify would pay dividends to both the guest and the owner alike. The IKEA table and chairs in the conservatory area are functional, as to be expected, but there are only five chairs around a table accommodating six, and we were a party of six! This ideally needs to be quickly rectified. Unfamiliar with 'state of the art' kitchen units, it took us ages to discover the concealed draw for utensils in one of the many pull out draws. A note on the instructions for the unfamiliar would be helpful to save time on arrival at the property when a cup of tea or coffee is one of the first priorities! One of the pull-out draws, looking very much like the main utensil draw, was, like many draws and cupboards empty, and added further to the confusion in an unfamiliar place.

    Excellent location. Very quiet but close to Warkworth and the beach. A very spacious property and the kitchen/conservatory and mezzanine area was an excellent family gathering and relaxing area.

    VERY disappointed with Host & Stay's policy to demand a £200 deposit and charge £10 to refund it!! Their company's Google reviews claim that guests are charged for items not damaged or broken by them so I opted for insurance choice. £90 cleaning charge and property wasn't cleaned thoroughly (fireplace full of ash, discarded socks and dirty linen in cupboards, cobwebs etc) and there were several little bits broken which we could have been charged for. NOTE that the 2nd bedroom has an overpowering mould issue - likely behind built-in cupboards. Not habitable especially if you have respiratory issues (our friend has COPD and asthma so slept in twin room.) Pin-drop provided is on opposite side of road to property!

    The house is secluded, tastefully restored and furnished throughout with ikea decor. The house has pretty much everything you need. We enjoyed our stay.

    The strong smell of fuel from oil heating system, damp and wood lice issue. The property also wasn’t very clean we had to buy cleaning products to clean kitchen before use…. there was no vacuum or even a brush to sweep up which is not very helpful when Host & Stay charge £250 deposit and advise the property must be cleaned before departure! Clean on arrival would have been nice as cleaning on my holiday is not what I’d planned! Having reported the strong smell to Host & stay we were informed a technician would attend the property to check it was safe…. nobody arrived. Other less important issues but still impacted our stay were the bulbs in the lounge light all did not work and all 4 TV’s were not tuned in so we were only able to watch prime on one of the TV’s as the WiFi connection was not good enough for the others! From the pictures this place looks lovely (and still could be if the above issues were resolved) The reviews from last year were positive however more recently this is not the case. (I would not have booked if seen this) Im very disappointed that Host & Stay had not resolved the issues previously reported to them prior to our stay… I am still waiting for a response from them to my complaint raised last week.

    Once we’d found the place we thought it was a nice location it is remote but only a few mins from Warkworth and 10 minutes drive from Amble. If after reading this review you still chose to stay ignore the location provided by Host & Stay it directs you to field opposite!!! Follow Mill Farm sign…

    The house is falsely advertised It was unclean.smelt foisty and ridden with wood lice Couldn’t stay there due to health reasons

    The property was disgusting upon arrival and we had to leave as it was flee ridden with wood lice .not clean cold damp and mouldy We are awaiting a refund

    The key box was next to the front door. The keys in the key box were for the kitchen patio doors….. There were 4 TV’s. None of which were tuned. If we did not have Amazon Prime or Netflix we would not have been able to watch any TV. The house is very remote. That suits many people, but the property description does not make it clear. There were a pair of dirty socks in the TV unit upstairs. The house instructions were all online and the QR code was on a small picture frame on a shelf in the vast kitchen. It needs to be much more obvious. The ‘welcome pack’ of grocery items was not in keeping with a property of this cost and ‘style’. No washing up liquid, no salt, no pepper, instant coffee sticks as opposed to ground coffee…. Two wood burning stoves and not even an instruction on how to use them, let alone a small supply of wood, kindling etc… Outdoor furniture cushions left outside and soaking wet when we arrived. The garden plants need cutting back to allow access to and around the property. You could not access the patio doors without walking through the arch which was overgrown. There was no vacuum cleaner, so we were unable to do an interim or post stay clean. The hot water and the heating were turned off on our arrival. We had to work out how to turn it on and then heat up a cold house.
