How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

A great place to stay. Only ten minutes by car from Canterbury but in the countryside . Location and facilities were excellent! Highly recommended.

Lovely accommodation, bright, modern and clean. Very comfortable with everything you need for a short stay. It’s set in a peaceful and pretty location which is close to Canterbury by car. The host gave us helpful information regarding places to eat and parking. There’s great pub, The Tyler’s Kin, nearby where we had a couple of tasty meals at a good price. We really enjoyed our stay and would definitely recommend.

Really nice separate annex - warm, spacious, nicely decorated and well maintained with great parking. Small kitchen with fridge, hob and microwave (no oven) could be useful if you're staying there longer than I was - pub nearby worked well for dinner too ! (although you do have to walk about 100mtrs of unlit country road without a pavement to get to the village, which was interesting on a dark winters night so take a torch/phone). Host very welcoming. Patio and seating outside look like it would be a great thing to have in summer.

Nothing at all to dislike.
Quiet, private and very peaceful countryside location yet only a few minutes drive into Canterbury. High quality modern self contained & detached apartment, beautifully constructed with high quality materials and loads of space with a large well furnished living room / dining room, well equipped kitchen, large bedroom with comfortable double bed & furnishings and underfloor heating. Outside the single floor apartment is set in a beautiful countryside setting with open grassland, wooded areas and duck ponds - very pretty. Very easy access through a secure gate and driveway with parking next to the apartment. The hosts were friendly and happy to help out in any way they could.

The shower is a wee bit too on the small side for me apart from that everything else was perfect. Could do with a bigger TV and more infotainment like streaming services. Not sure what the demand would be like but if they were to put a spa hot tub in that could appeal to a few more looking for a more relaxing escape etc but only a suggestion by no means necessary.
Excellent superb little one night stay over for Templeman library university visity. Modern clean and comfortable with bags of room felt more like staying in a home than any hotel type situation. So glad I picked this over the usual premier Inn, holiday Inn type thing makes such a good change from the tried and tested. The hosts were excellent and very helpful.

The only flaw with the place is that the driveway/entrance is a bit difficult to find, even with accurate instructions.
It was nice to have a place in the countryside where the only noises were birds chirping and squirrels running across the roof. The space was comfortable and clean and the kitchen was well provisioned for basic cooking.

Excellent stay ! Wonderful house in the garden of a mansion with parking place in front of your door. The house waa very clean and all seems to be new. Big spacious living room, very nice kitchen and bathroom and spacious bedroom. We will definitely return to Canterbury especially to be able to stay here again.

I could have done with an invoice,
Great apartment and fantastic for my needs. A little out in the sticks so could do with some signage by the entrance but now I have found it I hope to use this establishment ion the future.
