The room was slightly lopsided, so you feel off balance quite a bit. I guess this is due to the way the property has settled over time and the history of the place.

Kelso is a lovely location itself and a perfect base for seeing the surrounding area. Colin & Lisa were excellent hosts who were very helpful from advising where to eat and things to do and places to walk. It's an older Georgian property next to the Town Square and well kept. There was a lovely breakfast to start each day perfectly. We'd definitely come back.

The breakfast was very good. We liked that the room was left to us, and the staff did not go in to clean, change towels etc every day. It made it more private.

Breakfast was excellent. It was located in the centre of town with many bars and restaurants nearby and the hosts were lovely, friendly and helpful, nothing was too much trouble.

The room was not cleaned during our stay and cups and glasses not cleaned or replaced or the waste bin emptied.

Breakfast was excellent. Room was the twin room with view over the square at the back and the Abbey and churchyard at the front. Milk and cold water were kept in the fridge in reception to help yourself as required. The dining room was offered for use if a takeaway was bought to eat.

The location of bed and breakfast was very central to the square. Parked by luck outside. Excellent place. Breakfast was lovely. Thanks Lisa and Colin you have yourselves a lovely bed and breakfast. Lisa and Colin very friendly and helpful. If we come back to Kelso would stay here again. Would recommend to family and friends.

Hosts were helpful, friendly, and approachable without being overbearing or in your face. We were able to come and go as we pleased and felt relaxed and at home whilst there. The hotel is in a very central but quiet and peaceful location in the town. The building is full of character and our room was clean with fresh, relaxing decor, and a lovely view of the abbey. Breakfast was well cooked with good quality ingredients, and service was spot on.

The location is central in Kelso and therefore access to anywhere in the town is easy. The hosts were friendly , hospitable and helpful. The rooms are spacious , well appointed and comfortable. Breakfast came with fruits, yoghurts, cereals and cooked breakfast with plenty of toast with jams and marmalade. Tea , coffee and orange to drink.
