We were highly delighted with our stay . Our host Sophie was lovely, so helpful , friendly and informative. We were made to feel very welcome on arrival and during our stay . Sophie sent us information on where to visit , where to eat or have a drink during our stay . She also provided a complimentary breakfast pack in our room with fresh milk and fruit juice in the fridge . Our accommodation was central to the town centre, and minutes from the ferry terminal . We could not fault our accommodation , it was Immaculately clean , with Superior bed linen and Tastefully decorated . The apartment provided all that we needed for our stay . We had a very comfortable 2 nights stay in a lovely warm , cozy apartment with stunning views out to sea . We would definitely stay here again in the future .

It was absolutely amazing! Sophie and her family were so lovely and thoughtful! It was our first anniversary, and we arrived to find a bottle of wine with a lovely, thoughtful handwritten note. The wee lodge in the garden is just beautiful, the pictures do not do it justice. Beautiful! I will definitely be going back to Bute and to the Ivybank Villa

United KingdomTwo thoughts: 1) It might be helpful to include a clear view of the layout of the studio apartment on the website (there weren't that many photos of it -- the page leans more on the gardens and the fancier suite): it's very pleasant but the fact that it's three bedrooms strung together with the kitchen at one end and the bathroom off the room at the other means that you might end up feeling slightly on top of one another in a larger family group. It wasn't a problem given that we were only there for a few days, but a week or over might have started to feel a bit claustrophobic. That said, there are the gardens and the TV has Netflix and all that. 2) The self-catering facilities (microwave, toaster, kettle, basic cutlery and crockery+ glasses, kitchen sink) are ok but a little limited if you are staying more than a couple of days and not wanting to eat out every night. It wouldn't need much for things to feel more self-sufficient -- e.g. some mugs, a kitchen knife and a chopping board, dustpan and brush. Looking back, I can imagine Sophie and co might well have been perfectly happy to lend us that kind of stuff but it didn't occur to us to ask at the time. There also isn't a dining table so it was a case of the kids hunkering down on the floor to eat, which again was fine for a few days but for the sake of the carpet I didn't get in any ketchup or salad dressing.
The view and the location are great -- very convenient for Rothesay and the ferry. Sophie, Gina and Tom are brilliant hosts and made us very welcome. The gardens and the fish pond are lovely and the dogs are very friendly once they get to know you. It's self-catering, so there was no breakfast apart from what we made for ourselves, but given that you're all of two minutes' walk from the main Co-op in Rothesay, that's not the trickiest situation.

NetherlandsThe absence of proper Wifi - already for a while it seems - is not an asset these days and is not to be left this way. You can ofcourse use your own G4/5 but it should be part of the service nowadays. No wifi is a turn off. The absence of breakfast is a pity. You can do it yourself ofcourse, with a supermarket down the block at the bottom of the hill, but when you are on holiday, which most guests will be, a simple breakfast makes all the difference. The pantry and the shower rooms are nice, but do not match the style or the atmosphere of the house which is so beautiful. It looks like leftovers from a do it yourself store. It is Half the size would still do too. Bute is a beautiful island worth visiting, but lacks proper restaurants. There are few, with rating around 4.5. These ratings are severely overrated. Cut them in half to avoid disappointment. Just take an English breakfast for the day.
The view of the house and the room stood out. On top of a hill in the heart of the town of Rothesay in a traditional gorgeous big house is a thrill. The shower was excellent in a bathroom with a variety of marble, the size of your room. In between was a kind of pantry for coffee and tea, with a microwave. Staff was very friendly and willing to help you out for finding a place to have dinner. Parking on top of the hill next to the house is very useful.

United KingdomFor £150 on a Saturday night for 2 people room only in early Feb I think a bit expensive considering room only and no breakfast for out of season with limited shops & facilities open. I'm sure the cost requested is due to recouping losses during the pandemic and recent refurb of the whole house - wondering what the cost increase would be during the height of season!.
Great local location within walking distance of Rothsay town centre with friendly hosts and on site free parking. Great room with a sea view, excellent huge bathroom with fantastic shower & his/her wash hand basins all recently decorated. Small functional kitchen with kettle, toaster, sink, microwave & fridge (with supplied milk & orange juice, cereal bars, fresh fruit and tea/coffee sundries)
