Curb appeal, initially felt uncomfortable but when I was inside felt ok. Not the easiest to find, especially from taxi Need larger cups for hot drinks and more of them ( drinks) Also a pack of disposable cutlery would be very useful as I had real difficulty eating the meal I bought I appreciate breakfast was free but was only available for one morning, maybe not enough guests stayed

The bed and floor in the attic is CREAKY. Not for a tall person. Was walking on normal phase until a loud banging on the ground coming from the lower floor, so have to be like walking on an egg shell making it uncomfortable walking like on a tiptoe. For the free dinner, I followed the instruction of contacting them before 3pm for a reservation but such a dissapointment coming back expecting a meal just to find out that no one is there(locked), no food, can't reach them on the phone for some reason and I ended up buying food somewhere. This free dinner and breakfast is one of the price consideration I took when comparing it with other comparable places nearby.

The location is great to be fair. The room and toilet is clean and provided a kettle and basic toiletries. Floor is carpeted. Free breakfast is ok.

The venue offers free dinner if you book by 17:30hrs but didn't send that information to me until 20:00hrs on the night of the stay so unable to book it. Breakfast is only served between 08:00hrs and 09:00 hrs so if your working that is far too late Not suitable for someone who has to be in work early. Getting the key out of the lockup box very difficult when it's dark. No signage outside it was just a house frontage. What was advertised on Booking .com was quite deceiving

Dinner was included, but impossible to get. I received a message to arrange a time for dinner (between 5pm and 6.30pm) by phoning the hotel before 2pm. However, the message was sent after 2pm and there was no response to either calls or texts. On arrival at the hotel at 6pm, the dining room was locked, so I had to go out for dinner. Another guest I met at breakfast had exactly the same problem. I suggest the hotel either makes dinner available more easily or doesn't offer it, so other arrangements can be made

The property is a house share with very small rooms the beds are not double there small double we was on the top floor and still every time the front door opened we was woken all through till about 5.30am was the time when people finally stopped slamming the doors. The other guests kept leaving the main door unlocked. When we got into bed after a very long day all at the top of the bed was someone else’s hair and fag burns! The wall near the radiation was damp and smelt like drains

Could not regulate the heating.. had to open the windows . Also walls had stains. The beds are not comfortable too . Did not have a good sleep both nights. The images on Booking.com are not indicative of the reality on the ground

Floor wasn't clean. No mattress or pillow protection. No coat hanger in the wardrobe. A glass would be welcome to be able to drink during the stay. Some holes drilled in the window made the sound of the street pretty loud (first room on the ground floor)

I was sent a message stating any issues call or text ‘Karen’. I could not get the tv to come on and despite repeated texts and calls no one got back to me. No kettle in the room. Better not to have the very average breakfast and install a kettle in the rooms in my opinion.

It was cosy clean and well located. Entrance instructions clear. Room small but not overly so. Bathroom good. WiFi worked well.

Easy access into the room but when we walked in it absolutely stank of weed, as if someone had been smoking it or storing it in the room itself. Me and my partner didn’t mind this at first but it did end up making our clothes smell and despite opening the window it still lingered. Apart from that the room and amenities for such a low cost was perfect, you basically get what you pay for and we had no other qualms whatsoever.

For the price of the room we didn’t think it was at all that bad, it is more like a shared house and noise from other guests is to be expected. Good location near to local shops and the hospital where I needed to go. Found the bed very comfy and the sheets were soft. The bathroom was lovely and had a heated towel rail. The room also had a working heater, a wardrobe, a desk and a large tv. Me and my partner found this perfect for what we needed it for.

i was disappointed with the stay on Friday. Very disruptive slamming of the doors at 4:30 in the morning. The bed was quite uncomfortable and cramped. There was also two spiders found on the ceiling. Although the price was very reasonable I won’t be recommending this stay for others.

Convenient location if you want to be around the university of Birmingham and its environs Basic and monotonous breakfast, fresh juice would be better than what they serve. Add a small bin in the room.

Room was clean, a new mattress would be idea especially if you have a back problem.

There was frequently a strong smell of cigarette smoke in the room - I don't know whether this was from outside or another guest in the hotel. The room looked out onto a busy main road and was right next to the front door, so it was very noisy.

The room was freshly renovated and it was great to have an ensuite bathroom at this price. The location of the hotel was very convenient for my needs. There is a nice river walk nearby for running in the morning.

Very noisy.. reminded me of student accommodation. Can't compain much for the price.. i was quite upset as they only gave 1 towel.. when we booked for 2 people. Breakfast was below average..
