    The only thing worth mentioning is that as it’s an old cottage there are very low door frames. This didn’t bother me at all at 5’2” but my poor husband did clonk his head a few times. The stairs are narrow and windy so would be tricky for an older or larger person but they didn’t bother us at all.

    We just had the most fantastic stay here. We were actually in the attached cottage next door which leads to the same garden space. It was perfect for us with plenty of beds and storage for a family of five. We even managed to have some family over for lunch on one of the days and it accommodated us all perfectly. Everything was clean and modern. It looks very recently renovated but still retains the old cottage feel. We all adored the hot tub which was ready for us on arrival and well used by the teens! The games room was also fab for keeping them entertained. Loved the large lawned garden and watching the ducks next door waddle about!

    Initial issues of accessing the cottage as was sent the wrong code and then the door lock was very stiff but this was probably due to the very hot weather on my arrival date (Scott did come and sort it after I rang him) Due to the age of the cottage the stairs are very narrow and steep I chose not to sleep in the cottage because of this, my dog was not able to climb the stairs and I didn't feel I could safely manage to negotiate them during the night to use the bathroom.

    Lovely secure garden for my dog. Good facilities, everything was very clean, little touches like washing up liquid and salt and pepper made a big difference. Very good value for money. I slept in the annex (very steep stairs in the cottage), very comfortable bed and plenty of wardrobe and drawer space provided. Very large games room which would provide a lot of fun for families or larger groups. Hottub also available. Location was good, there is a small local shop, a fish and chip shop and pub all less than 5 minutes walk away. Mattishall offers many public footpaths to explore for anyone who likes to explore on foot.

    The stairs are like nothing I've ever seen. As the bathroom is downstairs, it was a bit of a pain having to go down in the night. Coming up was best on all 4s as they were so steep and awkward. We are fit and found them hard to climb. The host was brilliant, helpful and friendly. Everything you need is here a home from home.

    The hot tub was excellent, There is lots of outside space. Big garden with outside table and bbq. Two bedrooms in the cottage and one additional double bedroom room that's been converted adjacent to the cottage. The bathroom is lovely and modern with a lovely shower. We liked the large drive and the addition of the gates that we closed at night for extra security.

    staircase is very small, you should tell people about this incase they are not very mobile, third bedroom is separate from property, not a problem to us but maybe to a family.

    Only thing we weren't liking was the stairs up to the bedrooms. They are very narrow and steep. We managed them okay but they are potentially a bit dangerous, however in a cottage like this small stair cases are common place.

    Charming little cottage in a lovely countryside location. Very clean and tidy. Bed linen and towels were spotless. Hot tub and games room were very good. Great for families or groups of friends.

    My only gripe is there are 2 balls missing from the pool table and only 1 dart but we made it work

    Great place, little shop and pub about 2 min walk away. Loved the games room and the hot tub which is much better than the one in picture as its recently been upgraded (no longer an in flat able one but a proper hard sided hottub!

    Not a dislike but worth noting it is a converted cottage so door frames, some ceilings and staircase to upper floor are low/tricky.

    High quality interior, very well designed and presented, and super clean. We loved the inclusion of a games room and hot tub in the price.

    The games room was a bit cold and there's no heaters to warm it up. Also maybe a few more darts as we could only find one. Would be really cool if the bar was made into something you could sit at.

    Cottage was super cosy and really clean. Loved the hot tub and when there was an error scott came and sorted it out really quickly. Garden was great for the dog to run around in. Loved the games room. Close to the bus stop to get to Norwich.

    Only small issue was 3rd bedroom was outside and not attached to the main house so could be tricky for some families. The stairs could be difficult to navigate for elderly or small children but we loved our stay.

    The cottage was so lovely, perfectly clean with everything you would need with the added extra of a games room and hot tub!

    The doors were so low that I and a college cut our heads on impact with the doorframe. There were no warning signs. The cups and dishes were dirty and we had to wash everything. The toilet in the games room had no water and the feed to the room leaked. The staircase was so narrow and steep you needed to be a mountain goat to climb it. Frankly it's dangerous, an accident waiting to happen. At best you could only get half your foot on the step sideways. Also on arrival the entry code was wrong and we couldn't get in. we had to ring up 3 times to get an answer from the owner to get the right number. After 5 hours driving this is not what you want to happen. The brick pillar at the front gate was about to fall over. again an accident waiting to happen.

    The games room was impressive, but no water in their toilet or sink. The Hot tub I'm sure was nice but no time to use it. Nice gardens lots of space for parking.

    beautiful cottage, well maintained and equipped, lovely facilities. hot tub brilliant and games room well used. nice and secure for the dogs. pub and local tea rooms just a short walk away and were both lovely. great communication with Scott during the stay.

    Stairs are ridiculous. So small, tight bend and so steep. No chance for older or tall people. Could not get luggage upstairs and partner was to scared to attempt coming down to the toilet in the nite. So she had to sleep in the lounge on the floor. Other choice was to sleep in a bedroom across the driveway with no ensuite, so you have to get dressed in the nite to walk to the toilet in the house... If we had seen a picture of the stairs or been warned, we would not have booked, but the pic was conveniently missing on the Booking.com gallery. It is a small very old cottage, with low doors and ceilings... after banging my head several times on the door linings and lampshades, i had to spend most of my time bending over. I am only 6ft. No freezer. Just a fridge with compartment in the top. So most of the frozen food we bought with us we had to bin, once again if this had been made clear at the start we would not have booked. No shelves or cupboards in the bathroom or shower, so nowhere to put the toiletries. Hot tub works ok, but is up the other end of the garden, as there is no solid gates at the entrance, anyone walking past the front of the house can see you going backwards and forwards from hot tub or the bed in the shed. Excessive air fresheners plugged in, i assume this is to get rid of dog smells (as its a dog friendly place) but a bit overpowering. Builder was in the back garden when we turned up working on next door so no privacy until he left, and the next day too. Obviously only temporary, but should been restricted to when guests were not there.

    Location was fine for where we were going.

    Lavender Cottage was very cosy and comfortable with all the amenities needed for our stay. The hot tub and games room were well used, and it was dog friendly, too :) The village was very pretty with a church, pub, fish & chips shop and a corner shop ... and it was only about 45 minutes from the seaside! We would definitely recommend it. Our thanks to Scott and Lee who were very kind and helpful 😊 We had a fantastic family Easter weekend and look forward to visiting again sometime soon 🐣

    Unfortunately the local pub has closed down which was disappointing but the cottage itself was lovely.

    Cottage was beautiful clean and quaint. Will definitely book again when next in the area.

    Loved the hot tub and games room! Beautiful property which had everything we needed. Would deffo recommend this place to everyone. Getting the keys was easy, we were texted the code beforehand. Everything was clean we had no problems during our stay and the host was responsive and friendly. There's a convenience store locally which was good and a lot of space for parking.
