The fan in the bathroom was very noisy, TV stations did not seem to work on the TV. Would be good if there were a few hangers in the wardrobes to hang my clothes for the next day.

Rooms were clean and comfortable. The staff was friendly and helpful. The food in the restaurant was excellent, tasty greek food and highly recommend breakfast.

They need to make sure that nothing is left on the stairway to avoid any risk of injury.

The owner and the staff at the cafe were extremely cordial, helpful and welcoming. The rooms was very niceand clean and it is right next to tyhe town centre.

The shared kitchen had nothing provided so couldn’t really cook. It was more like a staff room with someone’s hair dye gloves and mirror and other strange bits knocking around.

Decent simple room comfortable and had the necessary provided.

I think someone has been smoking in the rooms which leaves a slight smell. Shower room door has been previously damaged and needed paint over the repair. Stairs are really steep, and room was in roof space which was quite warm.

The breakfast was great, and check-in was easy (via the cafe). Room was generally clean and tidy, and fridge in room was helpful. Close to Far-Go which means lots of dining options just a walk away.

It’s a room in a terraced house just along from cafe where I checked in. Not that I didn’t like it, just didn’t expect it.

Room and bathroom were perfectly clean, with bathroom well stocked as was tea/coffee. Staff were great from check in to breakfast (which was great).

Having to write this review at 3am because the people on the floor above us are playing loud music and making lots of noise. Banging doors etc. Really poor, no consideration for other guests. Can B&B just state their rules are no loud music etc after midnight?

Rooms clean but missing things such as spoons and mugs. The rooms are in great condition, just small things as mentioned above reduces their standards.

The bedroom is a room in a terraced house, it is small and clean. The room was very hot, but you couldn’t leave the window open as there was no security on it. I had to take to cover off the shower drain to stop it flooding. There was no mattress protecter on the bed, and the TV didn’t work.

I liked the cafe for breakfast

I would not recommend if you are after a good night’s sleep. Units are within old converted terrace houses, meaning that you hear absolutely everything your neighbours do. If they shower, it’s as if they were in your room, corridor noise is loud and disturbing, when people walk around in the unit about, floor boards creak loudly. I stopped counting how many times I got woken up during the night. I will not use again, especially as I need to feel fresh and alert, but woke up tired.

It felt practical being near the city centre. The bedroom is fine, but I don’t agree about general standard of cleanliness that people reported, especially in the bathroom.

Scruffy area, tiny basic room, not much sleep and not good service. Nice breakfast

Check-in is via the cafe next door. Despite giving an arrival time as requested by them, the manager was not on site when we arrived so we had to wait in the cafe for over half an hour before we could check-in, we were tired and just wanted to get into the room. The walk from the cafe to the room was bad. The accommodation is part if a converted terrace property up the road from the cafe. The road/pavement was filthy and full of litter all the way up to the front door. Just scruffy and off-putting. The room was tiny and ultra basic, probably a student digs with no carpet. Just a bed, kettle and a tv we couldn't get to pick up live tv. The bathroom was tiny, with a sink, loo and shower cubicle and no space in between any of them. Thankfully we are both small but anyone larger would have struggled. Sitting on the loo your arm is up against the wall and radiator. You would have to move into the main bedroom to get dried after a shower. Only one person could fit in at a time. The mattress desperately needs replacing and they need better pillows. It was a very uncomfortable night. The fire/smoke alarm went off first late at night, but the cafe was open until 11pm so someone was still on site to sort it. It went off for about 5 minutes. However, it then went off again at 2am and nobody was around to help. We called the 2 mobile numbers on the emergency contact details for the owner and manager and left voicemail messages but got no reply. The noise was deafening and we had to go outside with 2 other guests. It went off for about 20-30 minutes until it stopped but nobody came out and nobody responded to our calls. At breakfast the next morning nothing was mentioned about it at all, no apology or anything. A really bad night UPDATE - just had a nasty call from Gulson Estates saying they do not like my nasty review and they will be reporting me to Booking.com. I have never left a bad review before, and this is my honest opinion based on my stay. I stand by it.

It was the cheapest in the area due to an event at the NEC. The price included a full English breakfast and a hot drink, the breakfast was good but no choice if either of us had been veggie, but the breakfast was good and the cafe owner opened up slightly earlier to accommodate our earlier departure request. The woman serving breakfast and doing the check-in was friendly and polite. There is a nice Thai restaurant around the corner. On-site parking is offered at £10 per night but don't bother with that as there is free on road parking outside.

Breakfast didn't start until 8am. Property basically a HMO with a cafe/takeaway owned by the same owner 4 doors away for breakfast. No shower gel in room. No coathangers. TV but no access to any channels other than streaming services. Chair in room felt unstable.

    Room clean.
