Denis quick response to my concerns and questions made me feel at ease. The neatness of the place was absolutely fantastic. Moreso, the concept simplicity blew me away. Just love the property.

The walls aren’t soundproof so could hear the room next to mines but it wasn’t an issue, slept great.

I had trouble opening the key box, but luckily I managed that. Then when I was needing to leave in order to meet other people, u couldn't unlock the key box to put the keys back in. Luckily another guest kindly offered to do that for me. When I opened the lid of the kettle to put water in, there was a bad smell, and I had to clean it thoroughly then boil it twice before I could make a cup of tea

I like to be independent, and Hotel Denis suited me perfectly. I was able to use the fridge, cutlery, microwave and kettle to prepare my own food. I liked the fact that tea, coffee, milk, butter and bread were provided.

Stairs a bit steep. !!!

Perfect for short stays to visit Lincoln and surrounding area! Easy access, everything you need for comfort! Even a mini fridge in room, great for drinks. Smart TV in room. Excellent shower and bathroom facilities! Kitchen and large fridge. Dining table for eating. Parking outside on road, quiet road very close to Lincoln football stadium and walking distance of town centre. Great value for money, clean, comfortable and Washing machine, cooker, and microwave.

The property was very hot, the heating was on when we arrived so immediately turned this off but it didn't overly help. We all had to sleep with windows wide open. The flooring was sticky in every room, think this must of been cleaning fluid residue as the floors looked clean. The double bed, I personally found very uncomfortable & didn't sleep well. We also did notice a few ants in the living room but unfortunately this can't be helped, critters always find a way in.

Rooms were spacious, building was brightly lit. The bread, cereal, milk, tea/coffee etc was a nice touch. Can't beat tea & toast for breakfast. Bedding was clean & smelt fresh. Price was very good, facilities were adequate for what we needed. TV in every room. Biscuits on each bedside table was nice also. Was not too far from city centre but not too close either so was not a noisy area. Owner/host was very informative with any questions/queries we had. Each room had its own key paired with a front door key.

The bathroom could have been cleaner but for only one night we did not need to use the shower/bath. The double mattress was a bit lumpy but fine for one night. The stairs are quite steep but not a problem for us. There is no parking due to it being a resident permit holder zone but would recommend Chaplin Street car park at £6.80 for 24 hours.

We had a lovely stay for one night in town. There was plenty of tea, coffee, cereals and milk available. The street was quiet despite being near the football ground and check-in was very easy. All the rooms were spacious and clean with mirrors, sockets, wardrobe, TV and a mini fridge in each. The sheets were soft and clean with extra touches such as blankets and towels. The house was lovely and warm and only a 10 minute walk from the station. Excellent value for money with everything we needed. The host was very proactive replying to messages. Would definitely recommend and stay again.

No kitchen utensils to be found to cook a meal. But only there for short period of time and we ate out. So wasn't an issue for us.

Beds were clean and comfortable house was presentable, clean and tidy. We were only there for one night . Stairs to upper bedrooms were extremely steep and very small treads. But maybe that's just how these homes are made. quiet enough for us to catch a few hours sleep in morning after travelling 400 miles overnight. Butter & jam , tea coffee sugar and cereal were provided for us arriving along with 2 lovely bottles of Smirnoff ice. Dishwasher , washing machine , fridge freezer available for use . And free WiFi . Owner was very accommodating allowing us entry code in early early morning hours.

It felt a little cold sometimes, but that was sorted as I wasn’t sure how to regulate the temperature in the house initially. Also there is no parking , Howe there are paid parkings nearby .

Bonus surprise breakfast, really yummy- milk, jam, butter, fresh bread, beans, cereals, coffee, tea, hot chocolate. Even salt&pepper, olive oil and vinegar. Nice kitchen.

Stairs were terrible, not good if you have a large bag to take in and front door was awkward. The outdoor dining was non existent and the back yard was in poor state of repair.

Room was great, clean, comfortable, generous size, breakfast and tea/coffee included, had everything we needed.
