    Very cold. Had to leave at 4am as temperature was well below 12 C. Bedding had plenty of stains and wife said the bedding smelt

    Heating not good enough, only came on by obvious timer, and was like warm so I was cold, tv had interference constantly, heater in shower room did not work.

    The room we was given before was perfect ut it didn't have a key so we had to go to a different room that was terrible It was cold and wasn't very clean

    With scaffolding in place the property did not look inviting.

    The property absolutely stank of smoke Someone on the premises was clearly smoking and the room I stayed in smelled like stale smoke

    It was dark, I had not recieved an email with details of how to access the property. When I finally got access to the building, there was no light on the stairs, I had to use the light on my phone to see. I had difficulty putting in the code to get my room key, the numbers were hard to see. There was no milk for tea or coffee.

    Memorable meeting with a proprietor who surpasses Basil Fawlty for eccentricity.

    It took me 15 minutes to access the property, which is a self access following texting a number for the door code and room code. The first room I was offered was unlocked, and there were gent's clothing and a wristwatch scattered on the bed. The proprietor turned up after I reported this by text. He was very drunk, but otherwise fine (this was 2.15pm). He explained the clothes were his, and removed them. I asked him for the room key, and he said he'd try and find it. Meanwhile, I went into the bathroom. There was a cigarette butt stubbed out on the floor, ash everywhere, and hair colouring products and a used razor in the sink and the bath. The bath had a lot of hair in it, and had clearly not been cleaned. The text replied to apologise for the room and told me t try room 5, which I did. This room was occupied by someone else. I apologised for disturbing them, as they seemed to be asleep and the room was dark. I texted again, and was told to try room 4. Curious as to what I would find in room 4, I entered with some trepidation, but the room was empty, and clean. The only fault was that the bathroom window blinds were broken, meaning that anyone on the street could see straight into the bathroom. The toilet worked ok, but had a waste macinator which ran for about 5 minutes after flushing and was very noisy. In the morning there was loud rock music playing from about 6.30am, I think from the proprietor's area of the building on the ground floor, Later that morning, around 8.30am, I saw him walking through town, hurling abuse at various shoppers, wearing his trade mark topo hat and carrying a walking cane. I would recommend anyone considering staying at the Minster Garth Guest House to google it and read up on it first. I personally had no issues with the proprietor, although I am sure that many would find his behaviour beyond eccentric. Eg https://www.hulldailymail.co.

    When I eventually got to my room (after being offered 2 unsatisfactory rooms) the room was clean and had fair facilities for the money. Location was good. Parking arrangements worked well.

    Bath mat soaking wet when I arrived , tv had no signal , could feel the springs in the mattress . The room stunk of smoke as soon as I opened the door .

    Had to find own room as no answer and no one about. Still stinks of a thousand fags! No towels in room or fridge which it states it has. Doesnt look too nice with all the outer scaffolding.

    The owner of the establishment was rude talking to me as if I was dumb, the room needs a bit of tlc but I would not recommend staying

    The code written on my door-key fob for the front door of the building was incorrect and when I went out on my first evening I couldn't get back in until some other guests arrived with the right number. I was also very surprised by the unprofessional response to my statement, "I shall be accompanied by a small, well behaved dog" which was, "Oh shall you. Fur coat no . . " the last implied word presumably being 'knickers'. This was followed up by "Ps would it be ok if I bring dog please ?" which was no doubt your suggestion of a less haughty communication, which I felt unnecessary and rude.

    The location is lovely, the room was bigger than I'd expected and very clean but smelled strongly of cigarette smoke throughout my stay - I suspect it came from the room downstairs, and of fresh paint fumes from the work being done on the building. The bed was comfortable but the duvet thin and not very warm. I had brought a heat pad with me which I was grateful for.

    The room was very basic with a shared bathroom and no breakfast. There was no hanging space and not even a mirror in the room.

    Bathroom was really dirty- I had to clean the sink before I could use it and the toilet listen had a layer of dirt on it that I could write my name on.

    Location is brilliant. Tea and coffee, plus cups and a mugs which was great. Bathroom was lovely and big. Storage space was good and places to hang clothes and put in drawers.

    As soon as we approach the entrance door I could smell cigarettes, when in the hall it was worse and the room was even worse .I’m talking prolonged heavy smoking.The bathroom mouldy , and huge wet patch on the floor where The fridge was,when I left the property I could smell cigarettes on all my belongings.

    The mural on the wall was freaky. There were broken window panes. Bedding was not ideal for adults
