    As 8 adults there was not enough comfy, communal seating. Could fit a 2 seater sofa in under the TV and the lounge could easily accomodate it. Downstairs bathroom/shower leaks everywhere - just needs a shower screen that fits it. Upstairs shower drain must be a bit clogged as drains too slow for flow. Property lacks windows downstairs, there's only one in the bedroom and with no outdoor area or garden it can feel a bit claustraphobic and dark. Small things to be recommended but would make a difference - put mirrors up in the bathrooms and bigger ones for the bedrooms, provide bottle opener, grater etc, there's 3 dustpans but no brush.

    Rooms were a good size and decorated pleasantly too. Plenty of space. Clean towels and bed linen. Good communication from hosts throughout. Close to sea front and bus routes.

    Several small housekeeping issues were distracting and undersold the value of the property; lack of cutlery, cooking pans, hairdryer etc . We believe the owners are taking steps to address this. More generally, although the house is advertised for occupancy up to 11, the dining and lounge areas are too small or ill-furnished to support this. 6 to 8 would be a comfortable number, and the house might be pitched with more/better furnishings, fewer guests, and a higher price - going for boutique rather mid-market.

    The property was clean and functional and relatively spacious, with a location that was excellent for the beach and parking, though a bit remote from shops and services. Obviously recently refurbished it was a comfortable stay for an extended family. A downstairs bedroom and bathroom was great for less agile guests. The owners also deserve a positive mention for being friendly and responsive to a minor heating fault. For the price and location, it was really excellent value.

    WiFi was bad. Steps in the kitchen are dangerous. Smell of mould downstairs. Bathroom floods when you take a shower. Most of the cooking pans were rusty. Wrong code given for entry. Had to phone owners. Owners live 3.5 hrs away, so can't remedy anything quickly. Welcome milk was seven months out of date.

    Plenty of bedroom space, kitchen was well equipped but see below. Fridge is large. Upstairs shower is really good. Plenty of towels and soap/gel. Location is really good for Newbiggin beach and town. Parking is easy. One good frying pan.
